If you were to ask what are the top sought-after features in a townhouse, responses would likely include location, design, living and outdoor spaces, privacy and low maintenance. And if you are considering these factors when making a decision, then the Evya development on Bernard Heinze Avenue, Moncrieff, is likely to get a big tick of approval.

On one of Moncrieff’s main thoroughfares with convenient access to Horse Park Drive, the newly-built Evya townhouses are also cheerfully close to the Gungahlin Town Centre. With a smart facade of grey cladding, brick and sharply angled rooflines, the contemporary boutique development comprises 15 three-bedroom and two four-bedroom, two-storey residences.

Depending on selection, external features include balconies, private front courtyards and double garages with either plenty of storage space or – in the two biggest offerings (78 square metres) – room enough for a man cave or hobby space. There’s also rear access for garage parking.

Kartik Kapoor of Section 65 says two elements drove the vision for Evya. “We wanted to create beautiful living environments characterised by lots of natural light and space, and we were determined to ensure that everything we did emphasised a quality approach,” he says.

Kapoor adds Evya was conceived to set a standard and that vision was followed through in all decisions concerning inclusions, fixtures, fittings, finishes and more. “Those choices are evident throughout the townhouses – for example, there are Franke cooktops and dishwashers,” he says. “Potential buyers pick up on signals like those and when they examine our other choices, they see that we have maintained our quality approach.”

Spacious, functional living is guaranteed in the four-bedroom, three-bathroom options that offer some 150 square metres of open-plan kitchen and living space, while the courtyard’s nearly 100 square metres will provide for hours of entertaining with friends and family. And then there are the balconies to take in the views across the Canberra horizon.

Kapoor says extra spaces give home owners more lifestyle options. “These homes are designed for people that appreciate room to move, to relax or to entertain,” he says. “They are big enough to offer individual privacy and big enough for people to come together.”

“We think there is a big appetite for a quality townhouse product among first-home buyers, young professionals and couples with young families. Evya has been designed to meet their lifestyle needs.”

Inside, the north-facing homes present in a calming, neutral palette while floor-to-ceiling windows draw in an abundance of natural light. Underfoot, there’s a combination of engineered timber floors and wool carpets. The bathrooms feature large-format tiles and floating vanities. Reverse ducted heating and cooling will be appreciated during Canberra’s summer and winter months.

Kapoor believes the 6.6-star energy rated townhouses will have strong appeal to first-home buyers, professional couples, those with a young family and to downsizers. “The spaces are flexible and adaptable to wherever a buyer may be in their life,” he says. “For some it may be their first step on the property ladder; for others, perhaps providing them with the opportunity to enjoy a low-maintenance, lock-up-and-leave lifestyle in their later years.”

Kapoor says Evya’s first inspections have drawn high praise from groups followed by early offers on a number of the townhouses. A rent-to-buy option is also available.

“It’s really pleasing to see the vision, energy and effort we have invested is appreciated by potential buyers,” he says.
