Mosman: Why Sydney's wealthiest residents are making a 'lifelong commitment' to the suburb

Sitting on the Sydney Harbour foreshore, Mosman is surrounded by water on three sides, contributing to its status as one of Australia’s most prestigious and sought-after suburbs.

Undeniably beautiful, Mosman’s meandering streets house grand historic homes and striking new architectural builds that often have one thing in common – breathtaking views of the mesmerising waters.

And while it’s tempting to stay home and get lost in these harbour views, for those who must commute to work, the CBD is conveniently only eight kilometres away; reached by car across the Sydney Harbour Bridge, or by ferry, passing the dazzling Opera House to Circular Quay.

Given that many aspire to live in this prized postcode, then never want to relinquish its captivating lifestyle, making a move to Mosman is typically a lifelong commitment, says Tim Foote, partner at Belle Property Mosman.

“There is evidently an older population in Mosman, as those who call it home rarely intend to leave, for good reasons,” he says.

“But I have also noticed a generational change over the years, with young aspirational families moving in, including those from other parts of the northern beaches, the lower and upper north shore itself, as well as expats returning from overseas.”

While the cost of living in Mosman is not for the faint-hearted, property prices in the suburb have ​remained steadfast, repeatedly showing a high increase in value, with a current median of $4.75 million, up 11.1 per cent year-on-year, according to the latest Domain House Price Report.

“Being a headland, there are so many idyllic beaches and hidden coves to discover, such as Balmoral Beach and Clifton Gardens, but what a lot of people often overlook is that it’s also spoiled by Sydney Harbour National Park, meaning there’s natural beauty to be found in both the waters and the bushlands,” Foote says.

“Add to this a family-friendly community, strong sporting clubs, reputable schools and key attractions like that of Taronga Zoo – Mosman truly is a magnificent place to live.”

Lower north shore resident Anna Usher says she has seldom felt the need to venture far from Mosman, where she has happily lived over the past 30 years, and an area she has proudly championed through her local publication, Mosman Collective.

“My connection to Mosman runs deep; it’s where I was married and where two of my three children were born, all of whom went to local schools in the area,” she says.

“I may be biased, but I truly think this is the most beautiful part of Sydney, with incredible walking trails, leafy streets, epic views, and a friendly village atmosphere – it’s a magical place that will always be close to my heart.”

Since launching her publication in 2019, Usher has kept her finger on the pulse of Mosman’s latest happenings, offering intimate knowledge that only a proud local could give to those who live in, work in or visit the area.

“There’s always plenty to explore, even away from the high street, Military Road, with its mix of boutiques, cafes and restaurants,” she says.

“For example, Sunday sessions at Mosman Rowers is a must-try, and if you’re celebrating something special, a visit to Ormeggio at The Spit is simply unbeatable.

“Come spring, the magnificent gardens and streetscapes in and around Mosman are simply incredible between September and November. Wattles, jacarandas, magnolias, flame trees and cherry blossoms – you name it, we’ve got it.”
