New industrial-style homes on the way in Sydney's historical Annandale

Modern style with an urban edge. That’s the promise from a new project in the heart of the inner west.

Annandale Place from Canberra-based developer Le Hunte Properties is offering 21 loft-style apartments and seven three-bedroom terraces at 33-57 Nelson Street, Annandale.

The interiors take their cues from Annandale’s industrial past, according to Michael Drescher, head of interiors at DKO.

“Annandale Place interiors showcase a chic industrial style,” Drescher says.

“There’s a neutral palette with smart detailing and a mix of raw finishes, including steel, concrete, timber and stone.”

The kitchens have been designed with monolithic marble islands. Textured timbers and refined metal accents balance the look.

In the bathrooms, the industrial theme continues using marble offset by blackened steel accents and sleek black tapware. Pedestal basins make a bold architectural statement.

Unlike dark old-style terrace homes, the new terraces in Annandale Place are designed to be spacious and light-filled.

Straight-line staircases offer discreet storage and low balustrades to maximise natural light.

The project launched early this month and is due for completion in 2019.

Murray Wood, a director of residential projects at CBRE, which is marketing the new development, says buyers have so far fallen into two main groups.

“Our purchasers are local owner-occupiers in the area attracted by the competitive price point or long-time owners capitalising on the new development in the area,” Wood says.

Annandale Place is six kilometres south-west of the CBD, a few blocks from the intersection of Parramatta Road and Johnston Street. City buses travel along Parramatta Road. Jubilee Park light rail is 1.4 kilometres away.

There are several large parks within walking distance, including O’Dea Reserve, Camperdown Park and the cluster of waterfront parks on the southern edge of Rozelle Bay.

Nearby dining options include Annandale village cafes and restaurants, Glebe Point Road’s buzzy dining and shopping strip and the Italian delights of Leichhardt’s Norton Street and Ramsay Street in Haberfield.

“Purchasers are drawn to the village lifestyle, the relaxed vibe of the inner west that Annandale offers,” Wood says.

“This is a great spot for families, with excellent schools, parks and leafy streets and an abundant choice of dining and entertainment.”

One-bed apartments at Annandale Place start from $825,000. Two-bedroom apartments are priced from $1.65 million to $1.745 million; three-bed apartments are from $1.9 million to $2.15 million and three-bedroom terraces are $1.9 million.

The median unit price in Annandale is $733,000, according to Domain Group data, up from $539,000 in 2013.

House prices in the suburb have risen more sharply, currently sitting at a median of $1.575 million, up from $907,000 four years ago.
