Nicholls: The suburb for every stage of life

Known as the “Red Hill of Gungahlin” (or perhaps only to the tight-knit locals!), Nicholls is a quiet overachiever when it comes to family-friendly suburbs in North Canberra. Its hilly and tree-lined streets skirt around golf courses, showcasing generous-sized blocks and beautiful houses.

Residents enjoy close proximity to the Nicholls shops, Casey Market Town, ovals, primary and secondary schools, and the star attractions in the quaint Gold Creek Village.

According to the latest Domain House Price Report, Nicholls has a median house price of $1.22 million, but there’s a diversity of housing options for all types of buyers, from stately homes to modest townhouses. Allhomes data shows the median unit price for Nicholls is $855,000.

A thriving community

Luke McAuliffe of MARQ Property says the Nicholls community is one where the neighbours know each other and kids play in the streets.

“It’s a quality suburb that gives you bang for your buck,” he says. “The big block sizes border nature reserves, golf courses and the pond. A number of homes were built by award-winning local builders. ”

McAuliffe says you can start as a first-home buyer, migrate to larger homes with four-five bedrooms or more, before downsizing when the time is right. “Nicholls has smaller boutique complexes, such as the beautiful Promenade or The Gardens on Temperley Street,” he says.

“It’s like a cycle suburb where you can start and finish because there’s so much that it offers. Schools, Federation Square and Gold Creek Village — everything is right there at your fingertips.”

 

Eat, drink, see and do

On the southern end of Nicholls, you’ll find yourself among the quirky offerings of specialty stores, cafes and even a reptile zoo in Gold Creek Village. Art lovers should visit the Aboriginal Dreamings Gallery or Aawun Gallery for a rich and diverse collection of paintings and sculptures. The youngsters will get excited instead by a different variety of lifelike models at the National Dinosaur Museum or by the beautifully crafted miniature buildings and landscapes at Cockington Green Gardens.

When ready for a bite to eat, try Cockington’s al fresco cafe or pop in across the way at the English-style pub, The George Harcourt Inn. Swing by the Lolly Shop and Cafe Injoy for something sweet or a coffee afterwards, or simply stroll down O’Hanlon Street for anything else that tickles your fancy.

Get ready to move 

According to McAuliffe, the market is stronger than it was pre-Pandemic, with plenty of activity and good clearance rates.

I think it’s a great time to buy and sell in Nicholls,” he says. “This is further cemented by recent results in the area, including the auction on 35 Sue Geh Circuit. A 500-square-metre home built by Classic Constructions on a 1200-square metre block, right on the golf course with a pool, had six active registered bidders. The home had more than 40 bids and ended up selling for over $2 million.”
