In Australia’s soaring property market, even the tiniest of homes can cost a pretty penny.

Studios no bigger than your average parking spot can seek six-figure sums, while one-bedroom cottages are marketed at close to $1 million.

Whether you think they’re cosy, compact, convenient or crazy, here are some of the smallest abodes on the market right now. But be warned, even these tiny homes don’t come cheap.

You wouldn’t want to be claustrophobic if you were looking to buy this inner-west studio measuring a tiny 13 square metres – smaller than many car parking spaces.

Situated in the former Star Hotel in Balmain, the studio has a loft bed, with a kitchenette and a small living area that you can just about fit a couch in, and a renovated bathroom off to the side.

While it may be small in size, it’s in a prime location, just steps from Mort Bay, waterfront parks and the ferry.

It’s advertised for $348,000, or almost $26,770 per square metre.

It’s one of several studios currently available in the building, and records show it last traded for $130,000 in 2008.

The unit is tight on space but has all the necessities, with a kitchenette, bathroom and some overhead storage space, with the existing owners also squeezing in an open wardrobe, desk and washing machine, not to mention a dartboard – which you could probably successfully hit from the comfort of your bed.

Its smaller size makes it one of the most affordable properties in the area, with selling agent Angelo Bouras of Richardson & Wrench noting he’d sold a larger waterfront studio — spanning 34 square metres — in neighbouring Elizabeth Bay for $970,000 earlier this year. Such properties typically draw interest from first-home buyers, investors, and those looking for an inner-city crash pad.

The Rushcutters Bay studio is on the ground floor of a small period building, has timber floors and panelling throughout, a small bathroom and renovated kitchen. It also has access to a communal rooftop with city views.

Back in Melbourne’s CBD, you’ll find this renovated studio, measuring just 17.5 square metres, for which the vendor is seeking $230,000.

The small living room fits in a murphy bed, couch and small dining table, and flows onto the kitchen, then the bathroom, which manages to squeeze in a washing machine.

Selling agent Alana Kuo of Core Realty said the unit had mostly drawn interest from investors looking to lease it out as a short-term rental. The unit is currently rented out for $325 per week on a 12-month lease. It last sold for $187,700 in 2017, records show.

In one of Brisbane’s most affluent suburbs, this New Farm apartment is seeking offers of over $299,000.
