Mixed-use precincts have played a driving role in promoting a new vibrancy around Canberra as the combination of retail, commercial and residential communities influence contemporary lifestyles.
People are responding to the “live, work, play” mantra and are embracing lifestyle precincts like Braddon, Campbell, Acton and Kingston Foreshore.
Guy Randell of Burgess Rawson has been involved in the realisation of many of these masterplans and says well-planned densification is part of the success of these precincts.
“A sought-after location is also key. Braddon is right on the CBD doorstep, for example, while Kingston Foreshore borders the lake,” he says.
“These immediately offer different lifestyle options.”
Randell says another factor is the ability to deliver a residential workforce, a concentration of people who choose a location where they can live and work.
“That works particularly well for precincts like Braddon where there’s an accessible critical mass of CBD office space, both private and public sector,” he says.
Alex Smith of Laing+Simmons Commercial Property says mixed-use precincts are “a sign that Canberra is growing up”.
“Medium-density developments are proving successful because they combine affordable housing with lifestyle – people can pop downstairs for a meal or a drink and be within walking distance of all their interests,” he says.
Smith says despite the attractions of mixed-use precincts, local neighbourhood shops would endure, particularly those in the right locations with the right operators.
“I’ve seen places go from forgotten to local hero overnight with the right operator. Neighbourhood shops offer convenience and a sense of community,” he says.
