'Premium' single residential blocks in Throsby and Taylor sell at auction

A number of “premium” house blocks in the new Gungahlin suburbs of Throsby and Taylor have sold at auction on Sunday.

Buyers snapped up 33 of the 43 single residential blocks on offer. The sales, including one post-auction, have raked in a combined total of almost $15 million.

Luton Properties sold 15 of the 22 single residential blocks for sale in Throsby and 17 of the 21 lots on offer in Taylor on behalf of the ACT Land Development Agency at a combined auction event at EPIC.

An 18th block in Taylor was sold on Monday.

The most expensive blocks sold include an 803-square-metre site in Throsby that was snapped up for $670,000 and a $435,000, 574-square-metre site in Taylor.

There were 79 registered bidders vying for the 22 Throsby blocks, located next to Hill Top Park and Goorooyarroo Nature Reserve.

They range in size from 477 square metres to 803 square metres.

The cheapest, a 499-square-metre lot, sold for $442,000 at auction.

The 21 Taylor blocks are also situated next to green space and range from 405 square metres to 688 square metres.

There were 84 registered bidders competing for the blocks. The cheapest, a 422-square-metre lot, was snapped up for $350,000.

Luton Properties agent Christine Shaw said the prestige location of the Gungahlin region blocks had drawn interest.

“The Throsby ones, for example, have particular elevations that lend themselves to quite extensive homes being built, with views, and are across from Hill Top Park,” she said.

“The Taylor blocks also have views through to Black Mountain Tower. There’s green space and a pond near where they are located.”

Ms Shaw said the agency would continue to negotiate the sale of the remaining blocks.

“We’re confident the remaining sites will not last long,” she said.

Last month the Land Development Agency sold Taylor’s first blocks via a ballot.

More than 2000 individuals and families vied for 126 blocks, with a ballot draw determining which registered buyers got first choice of the lots on offer.

In February 2016 the ACT government sold more 100 residential blocks in Throsby for just over $48 million.

A number of multi-unit sites in both suburbs sold via auction last week. Throsby’s only mixed-use site was the biggest sale of the day, selling for $7.7 million.
