Property of the week: A slice of the Clovelly high life lists for sale

Certain terms are like music to the ears of buyers looking at strata living and
this coastal apartment can lay claim to almost all of them.

They include: no common walls, north-east aspect, ocean views, rear of block, parking, internal laundry and oodles of storage space.

The building is close to the top of the rise on Melrose Parade, a leafy one-way stretch that leads down to Clovelly Beach, Bundock Park and the snorkelling haven that is Gordons Bay.

Heights of the surrounding buildings are set and the street is steep, so unit nine’s ocean and district views are protected.

The apartment was renovated about three years ago with high-quality European fittings and fixtures, including Nolte wardrobes, a Neff induction stovetop and oven, and an ultra-contemporary range hood.

To its north are views up the hill towards Waverley Cemetery and, to the east, the never-ending drama of waves crashing against rocks where Clovelly Bay opens into the Tasman Sea.

The building is one of those unassuming, blond-brick blocks constructed in the 1960s and early 1970s.

Underrated for many decades, they are now appreciated for their solidity and modest proportions.   

James Giltinan of Coogee Real Estate has set a $1.85 million price guide for the property and will take it to auction on December 2.

This sits well within the range of similar properties sold recently in the suburb, including $2.55 million for 1/8 Cliffbrook Parade in September, $1.3 million for 21/44-46 Melrose Parade in August, and $1.4 million for 2/1 Keith Street, also in August.

“It has a north-east aspect, sleek European kitchen and no common walls,” Giltinan explains, but says that the apartment’s “panoramic, never-to-be built out views” are likely what will seal the deal.
