Property of the week: An old charmer in Sydney's newly cosmopolitan suburb

House prices in Dulwich Hill have climbed another 17.2 per cent over the last 12 months, bringing the five-year change to just over 80 per cent.

There’s precious little stock now under the $1 million mark, bringing this cosmopolitan gem of a suburb in line with its eastern neighbours.

Over on The Boulevarde in a quiet street not far from the shops, light rail and Johnson Park, you’ll find Domain’s Property of the Week, a Victorian dwelling that’s lost none of its period charm.

The home is the perfect package for an apartment dweller looking to upgrade to a house or a downsizer hunting for single-level living, adorned with decorative motifs and cornerstones on the front facade and a small arched porch leading to the side entry.

The first thing you’ll note when you step inside is the wonderfully high ceilings. With the typical ceiling height of Australian homes sitting at 2.4 metres, it’s a real treat to visit a home where the ceilings soar to 3.25 metres.

The grand master bedroom boasts a marble fireplace, decorative cornices and ceiling rose and deep skirtings. Bedroom two has a built-in wardrobe and a fireplace while bedroom three has a pull-down ladder to access roof storage.

There’s another marble fireplace in the central living space which is currently used as a formal dining room and has access to the garden. The light-filled bathroom features a clawfoot bath and separate shower with mosaic tiles adding a splash of colour.

The kitchen and living room are housed in a modern, air-conditioned back-room extension with a vaulted, sky-lit ceiling towering even higher than the ceilings in the original section of the house. The room is flooded with light thanks to the northerly orientation.

Bi-fold doors open onto a wrap-around travertine-paved terrace with water feature and room for outdoor dining and a compact lawn.

Shad Hassen of The Agency Inner West says the property’s appeal lies in both its style and location.

“I love the beautiful period features and the natural light throughout the home. It’s in one of the area’s best streets in walking distance to cafe culture.”

Hassen has priced 121 The Boulevarde at $1.55 million, and will take it to auction on November 18.

The price guide is right in line with recent sales in the area, including $1.54 million for 6 Beach Road, $1.58 million for 2 Maddock Street, and $1,526,000 for 18 Weston Street.

Dulwich Hill is certainly one to watch.
