If you’re thinking it’s unusual to find a free-standing home 150 metres from Military Road’s shops, restaurants and wine bars, you’d be 100 per cent correct.

In Barry Street, there have been only eight house sales in the past 10 years.

Ray White agent Bernard Ryan says most of the dwellings this close to amenities come in the form of apartments and townhouses, with standalone residences tightly held.

The home at Number 54 is also around the corner from the highly regarded Neutral Bay Public School and a five-minute walk from the express city-bus service at the Junction.

With so much convenience on tap, you might expect a few compromises on living space but that’s not the case with this two-storey property. It’s big.

There are two double bedrooms and two queen-sized, en-suite bedrooms at entry level, each with a built-in wardrobe, plus a king-sized main upstairs with a walk-in robe and en suite.

A large laundry has a wall of storage, and the open-plan living spaces feature a large stone-topped kitchen with a 900mm Smeg oven with gas cooktop, Miele dishwasher, glass splashbacks and breakfast bar.

Upstairs, a second living room, measuring 24 square metres, has cathedral ceilings, is full of natural light and provides another wall of storage plus a customised study nook.

There are courtyards at the front and back of the home and these have been landscaped to provide privacy in a low-maintenance environment. The back courtyard faces north-west and has a covered deck.

Well-established bamboo hedging provides privacy and greenery in equal measure and two sets of sliding glass doors connect the courtyard to the living and dining room.

The home comes with an integrated sound system, air conditioning, tiled and timber floors, under-floor heating in the bathrooms, a secure carport and an intercom system.

The house will be auctioned on June 28, and currently has a $3.6 million price guide.
