Anyone who has made a day trip to Yass is likely to have popped into its renovated hotel for a comforting country lunch.
The Yass Hotel is a local success story with vendors Harvest Hotels continuing their focus in turning around underperforming country operations. The company has achieved similarly in Sydney, Orange and Tamworth
The Yass Hotel has undergone a complete internal renovation and external restoration including 14 first-floor guest rooms, a large all-weather beer garden and an internal gaming room with nine poker machines.
And those machines provoke an interesting equation for a potential new owner.
Kate MacDonald of CBRE Hotels says the nine machines are worth around $1.8 million and could be used to offset the cost of the hotel.
“We’ve been receiving interest from existing hoteliers who see the potential in acquiring the machines to boost their existing operations,” she says.
“A new owner would have the option of selling them or keeping them as a source of business income.”
MacDonald says there is substantial business upside in the hotel with further income to be developed from guest accommodation and more.
“A new owner could take advantage of the ability to move the gaming outdoors into an outdoor smoking permitted area,” she says.
“The bottle shop drive-thru could also be reactivated or – as some operators have done – turn it in to a coffee drive-thru.”
The hotel sits on a big block of land with further development potential.
MacDonald believes it will appeal to an operator looking for a business capable of “offering it all”.
