As construction costs continue to rise, it’s important to be budget-savvy when renovating your house.
Real estate agents are warning vendors not to go overboard when renovating their house to sell.
“Sellers should avoid trying to become a general contractor,” agent Scott Harris from Brown Harries Stevens tells the Wall Street Journal.
In general, agents advise sellers to focus on minor exterior work, like replacing the front door, reviving the lawn, and fixing the garage door.
Getting the exterior up to scratch improves the final listing photos and gets more potential buyers through the door.
On the other hand, major internal renovations can be a gamble when selling a house.
“Unless you have objectively excellent taste or can remove your personal preferences from the process and focus only on timeless, enduring style, I do not advise sellers to invest in a major renovation,” says New York-based real estate agent Kate Wollman-Mahan.
Instead of completely overhauling the kitchen or bathroom, agents recommend sticking to small cosmetic changes.
If you have bright red or purple walls, painting them white is an easy and cheap way to broaden the home’s appeal.
One of the most overlooked ways to add value to a house is to thoroughly clean and declutter it.
“I watched a home priced under a million languish on the market with another agent,” agent Benjamin Dixon from Douglas Elliman tells the Wall Street Journal.
“We came in and decluttered, painted, cleaned and staged, investing a total of under $US20,000 ($AU32,000) and had multiple offers and sold the home for $US1,050,000 ($AU1,690,000) in just a few weeks.”
