A beautifully restored two-storey commercial premises in the heart of Young lends itself to a wide variety of business options.

Margaret Luff and her daughter Melissa McColl bought the property about three years ago and set about a significant refurbishment.

“The building itself was sound, but we pretty much gutted the interior,” Luff says.

“We shipped out around 20 skips of rubbish and had 13 tradesmen on site for about four weeks.”

Luff says the property was rewired and its wet areas tiled throughout.

“It’s a beautiful property with some great character features,” Luff says.

“The central timber staircase is magnificent and there are three tiled, Edwardian-style open fireplaces.”

The ground floor has been remodelled into an open-plan space with one bathroom, two toilets, a kitchen and office spaces. “A leaseback could be considered, but the premises could suit a wide variety of other purposes, like a doctor’s surgery with living accommodation,” Luff says.

“It’s a great location, close to many popular shops and only 100 metres from Woolworths.”

Ray White Young principal David Coombes says the property has been attracting significant local and regional interest from both investors and prospective owners.

“Young is experiencing increased commercial sales and improved returns,” he says.

“The level of local interest in commercial real estate is encouraging and demonstrates business and investor confidence.”

Coombes says commercial leasing vacancy rates in Young’s CBD continue to be low and there is a limited supply of commercial freehold property for sale.
