Rugby league star Ryan James is selling his Gold Coast investment property ahead of a move to Canberra for the 2021 season.
The Gold Coast Titans captain says he bought the property at 7 Kitchener Street, Tugun, just over a year and a half ago and planned to keep it as an investment, but has since decided to sell.
He says his upcoming move to Canberra to play with the Raiders is one of the reasons for selling, the other being the strong Gold Coast market.
“With the market in Tugun at the moment, supply is very low and demand is getting up there,” James says. “I just think it’s a good opportunity to go to the market with all the renos I’ve put into it.”
The property includes three units, two upstairs with two bedrooms and one downstairs with four, listing agent Kasey Pereira from Real Specialists says.
“It’s a unique one, it’s been completely renovated,” Pereira says. “Most importantly it’s 200 metres from the main strip and the beach.”
The property is set to be listed on Friday night with an asking range of $1.25 million to $1.35 million, he says, adding it will likely attract investors looking for a strong rental return of roughly $1500 a week.
“With the way the property boom is moving down from Palm Beach, Tugun is highly sought-after,” he says.
Tugun is just north of the NSW border and Pereira says once interstate travel completely resumes, the area will likely attract tourists from the south and around the country.
“Fingers crossed the borders won’t stay closed forever,” he says. “Once they open, up we’ll expect a lot of travellers.”
James says the property was “pretty much all original”, when he bought it, and he completely transformed it – particularly the downstairs unit where he added two extra bedrooms, and a brand new kitchen and living room.
“It was fun to do it, I did a lot of the gutting myself,” he says.
He says he plans to eventually buy another property in Canberra, where he is moving with his young family.
“Our oldest one is starting school next year, so you want to be near good schools,” he says. “Once I get down there and get the feel of it, and if I happen to sell Tugun, I’ll definitely have a look down there cause I’m there for two years.”
He says he will keep his home on the Gold Coast, entrusting his parents and brother to look after it.
James played 144 games for the Titans, where he started his professional career in 2010.
