What was a lovely looking two-storey, two-bedroom cottage now presents as something few may generously describe as a fixer-upper.

Even when defining the most rudimentary of homes, most people will utter two attributes – ‘four walls’ and ‘a roof’.

Located in the picturesque Scottish village of Barr, which lies within the historic county of Ayrshire, this quaint cottage has been listed for sale, though, without one of those imperatives.

Yes, as a result of a nasty house fire, this otherwise charming abode is being sold without a roof.

While repairable, the absence of a roof will likely put some buyers off this charming cottage. (Slater Hogg & Howison)

The fire appears to have been a rather serious one, with severe damage to the roof, as well as the home’s structure, worsened further by debris and scolded rubble strewn throughout the property.

However, while the glaring absence of a roof and significant damage will no doubt put off some would-be buyers, the home does at least have some desirable features.

The severity of the fire has destroyed not only the roof, the the home's entire second floor. (Slater Hogg & Howison)

Benefits include an attached garage, private driveway, enclosed courtyard and a handsome living room.

While we’re sure prospective buyers will be wooed by these positives, they’ll have to use their imagination because the home cannot be viewed by anyone due to safety concerns … which is understandable.

And, when a home’s asking price is as cheap as this one’s is, do you even need to inspect inside?

For offers exceeding just £13,500 ($25,000), buyers could find themselves the new owners of this ramshackle residence, and even with all of its shortcomings, we reckon that has to be a bargain.
