Japanese architecture principles follow a Zen philosophy. They emphasise pure, simple and tranquil designs and have influenced buildings across the globe, including many in our very own backyard.

Shoji is the latest Japanese-inspired development to hit the Canberra market.

Located in the Molonglo Valley, these one, two and three-bedroom terrace homes are practical, modern, functional and everything you need to live a minimal lifestyle – which is something we all seem to be aspiring to these days, or why else would Marie Kondo be an instant worldwide phenomenon?

Agent James Herbert of LJ Hooker Marketing says the name was derived from Shoji screens that are synonymous with traditional Japanese architecture – a sliding translucent panel that separates the outside from the inside.

Designed by Nathan Judd of Judd Studios, who is also responsible for other renowned developments such as Nibu and Palko on Lonsdale Street in Braddon, the building is both sleek and modern from the inside out. It is simple and functional, yet bold and stylish.

“Externally the building will see a lot of clean whites and greys, paired with full-height glass to give it a simple aesthetic that will look fantastic in years to come,” says Herbert.

Each home is open plan, with refined inclusions that will certainly spark joy. Think AEG appliances, induction cooktops, timber floors, full-height tiling in the bathrooms, double glazing, frameless shower screens and kitchen sinks inset to stone.

The colour palettes, while modern and clean, will stand the test of time. The natural textures like timber and concrete are paired with clean white joinery to reflect the natural beauty of the surrounding landscape and help retain value for home owners.

“The brilliant design also allows each townhouse to have secure garages and private courtyards, which interrelate to both common spaces and with neighbouring townhouses,” explains Herbert.

These common outdoor spaces have been strategically created to foster a sense of community in the development. The landscaping provides communal sitting areas and herb plantations to entice residents out of their dwellings and help them get to know each other.

Located in the new North Coombs precinct, the townhouses are in a secluded region and capture views of the rolling hills the Molonglo Valley is becoming famous for. There are many walking tracks, mountain bike trails and swimming spots at your disposal. Yet, with all of this natural beauty at your doorstep, it’s still just a 10 to 15-minute drive to Woden, Belconnen and the CBD.

Herbert believes that Shoji will appeal to a diverse range of buyers, particularly local first-home buyers who are looking for a townhouse rather than a small apartment.

“Local investors will also be attracted by the very strong rental potential and the good capital growth potential that centrally located townhouses are able to offer,” says Herbert.

The only question to ask yourself now is – does it spark joy?

Expected completion is early 2020.
