With price hopes of $8 million to $8.8 million, the five-bedroom mansion known as Merriwee dates to 1932 but offers a contemporary fit-out, with luxurious touches such as Calacatta marble and Italian tiling.

“The owner is a perfectionist,” said listing agent Ross Savas of Kay & Burton, who is handling the sale with Michael Armstrong and Jamie Mi.

“The renovation is of international standing. It was renovated, probably for the first time about 10 years ago, and it’s been renovated in the past few years.”

Floor-to-ceiling windows create a light-filled open-plan living and dining area, overlooking an outdoor entertaining space and swimming pool on the 1075-square-metre parcel of land.

The home boasts West Australian karri floors, Calacatta marble benchtops, Miele kitchen appliances and a butler’s pantry with second dishwasher, while an eclectic range of visual art graces the walls.

Other amenities include a wine cellar, infra-red sauna, billiards room, cinema, library and pizza oven.

Mr Savas notes the abundance of natural light and “beautiful” proportions.

“It really is what I call an international home. It’s something you’d find in LA, in Bel Air.”

Mr Gracanin is now looking at downsizing to an apartment in the CBD, Mr Savas says.

Kooyong, sandwiched between Toorak and Hawthorn in Melbourne’s leafy east, offers access to private schools, shopping, restaurants and transport.

Mr Savas said the top-end market had started the year with strength, although there was a lack of good quality homes for sale.

Spotlight Group is overseen by Zac Fried and Morry Fraid, who with their family are valued at $1.61 billion on the most recent Australian Financial Review Rich List.
