Spring riches with $12 million and $15 million sales in the leafy east

Keeping an eye on interest rates and budgets in check didn’t apply to two wealthy vendors, who recently shelled out eight-figures for plum Melbourne addresses.

A mansion at 21-23 Kooyongkoot Road in Hawthorn has been whisked off the market for a price believed to be in excess of $15 million, according to property industry insiders.

The grand six bedroom home set in verdant gardens is on one of Melbourne’s most prestigious boulevards, which is lined with imposing properties.

Agent James Redfern from Marshall White confirmed the property had sold but declined to comment on the price.

And in neighbouring Toorak, a traditional bastion of prestige, a mansion at 48-50 Hopetoun Road was sold privately for more than $12 million.

RT Edgar director Mark Wridgway​ looked after the sale of elegant 1930s property, which looms large on one of the prestige postcode’s best streets.

The home is a classic Toorak address, with a tennis court, formal reception rooms and six bedrooms.

The enormous sales come at a time where there are fewer options for triple-A buyers.

Domain has previously reported that the number of properties in the ultra luxury bracket of $10 million to $20 million is not meeting the current level of demand.

Off-market transactions, from South Yarra to Sorrento – unadvertised and done on the quiet – are increasingly more common, leaving the list of trophy estates and swish penthouse apartments publicly for sale a little more depleted that usual.
