Student accommodation on 13-hectare-site in Canberra up for grabs

There’s no doubt that education is a turbo-booster for the ACT economy, but with the benefits comes responsibilities, right?

One of those is to ensure that students have affordable accommodation, preferably close to campus.

And that’s an opportunity for investors – after all, education is one of those always-in-demand industries.

That’s why this University of Canberra student accommodation site in Bruce, which offers 1334 beds over a 12.8-hectare site area, is likely to get very close attention.

UC-Campus West comprises six complexes offering 207 apartments, including common areas with kitchen and bathroom amenities, lounge areas, and indoor and outdoor recreational facilities.

Additionally, there is an administration building, a Domino’s lease, a laundrette and 443 parking bays.

UC–Campus West is operated by UniLodge Australia under a 30-year concession agreement that expires in January 2038.

The price guide is $20 million.

Colliers Canberra director Matthew Winter says there has been a significant increase in students seeking housing options.

“Demand for student accommodation outstrips supply and this is an opportunity to secure one of the few bespoke student accommodation offers in the market,” he says.

“UC-Campus West is positioned to maintain high occupancy rates, ensuring steady rental income.”

The campus is surrounded by bushland and is a short walk from Lake Ginninderra. It’s also conveniently located for the Belconnen town centre and well serviced by public transport.
