Suburb house price records smashed across Canberra

A huge week of auctions has come to a close with more than 100 homes going under the hammer and at least three suburb records smashed across the capital.

Sandwiched between two public holiday weekends, the week provided a final opportunity for vendors hoping to have their homes sold before Easter.

Luton Properties director Richard Luton said his company sold three properties for record prices throughout the week.

The three “sensational” homes were spread across the city with suburb records broken in Gordon, Coombs and Weetangera.

The Weetangera property, which sold on Saturday for $1,510,000, smashed the suburb record by $345,000.

Luton Properties Belconnen agent Tim McInnes said there were 10 registered parties and at least half made a bid for the six-bedroom home at 29 McLachlan Street.

The beautifully presented residence was set on a 1366 square metre block and featured flowing living spaces, vast outdoor entertaining areas and polished ash flooring.

Mr McInnes said it was a hard result to predict as it was such a standout property and the auction format worked well for this particular home.

“The open forum with bidders being able to see how other people valued the home achieved a great result for the vendors,” Mr McInnes said.

The sale was the third highest in history for the Belconnen district. The district record was set in November when a home in Bruce sold for $1.7 million.

Mr McInnes said people are starting to realise the value in Belconnen, with smaller parcels of land in Canberra’s outer suburbs commanding big price tags.

The Gordon record was broken by $10,000 when a property at 33 Clem Hill Street sold under the hammer on Wednesday.

The six-bedroom home with a swimming pool and six-car garage sold for $1,085,000.

The auction of 2 Stan Davey Rise set a new record for Coomb and the burgeoning Molonglo Valley district.

The designer four-bedroom home sold for $1,206,000, topping the previous district record of $1,099,500.

Saturday completed Australia’s biggest week of auctions this year with 3369 capital city homes going under the hammer across the country.

According to CoreLogic there were 117 homes listed for auction in Canberra this week, with 86 going under the hammer on Saturday.
