Suburb spotlight: Demand from families sees Amaroo on the rise

In the fast-growing Gungahlin region, Amaroo has emerged as a suburb on the move, recording clearance rates well above the overall average with demand driven by young families.

While house prices in Amaroo dipped slightly over 2023, the suburb has enjoyed strong growth over the past five years, increasing by an impressive 41.3 per cent to take its median price to $932,500.

Based on last year’s sales, the median price for a four-bedroom house in Amaroo is $995,000, while a three-bedroom house has a median price of $818,000.

Amaroo has become increasingly popular with growing families and is serviced by schools, expansive parklands, walking reserves, and the Amaroo shopping village.

“We are seeing great demand for family homes in the Amaroo market at the moment, with consumers attributing value to house and land size over newer inclusions on smaller blocks,” said Stone Gungahlin’s Jess Doolan.

Last weekend, Doolan recorded a strong result of $1.1 million for the four-bedroom family residence at 54 Katherine Avenue.

Located in a highly convenient pocket of Amaroo, the character-filled family home – offering some 288 square metres under the roof – features a spacious front living room with soaring ceilings.  The open-plan kitchen and dining space flows out to the external pergola area, while the main bedroom has a private patio and en suite.

The 660-square-metre property also includes an outdoor spa and a three-car garage.

Stone Gungahlin also sold a two-storey, three-bedroom home at 6 Saxby Close under the hammer for $625,000 on February 3.

On a low-maintenance 240-square-metre block, the comfortable home is well-located near parks, Yerrabi Pond and Gungahlin’s Town Centre.

Currently, seven properties in Amaroo are listed for sale, including another three-bedroom home on Katherine Avenue.
