Tiny worker's cottage with a 'non-functional kitchen' attracts a big sum

A humble worker’s cottage is ready for a new lease on life.

The three-bedroom, one-bathroom property at 15 Burton Street in Sydney’s Glebe, sold at auction on June 1 for $1,715,000, as stated on the listing, and is a multi-level residence with its small floorplan of 101 square metres.

For some comparison on the size of the property, the average floor area of newly-built houses in New South Wales from the 2021 to 2022 financial year, based on data from the Australian Bureau of Statistics, is 239.4 square metres.

Lead agent Mark Tooth reveals it was a “spirited auction with eight registered bidders and even a tree growing out of the wall. The property was purchased by an experienced local builder who was after location, location, location, and has some big plans in readiness”.

Tooth, James Cahill and Monica Touma of Belle Property Glebe are the listing agents. Cahill revealed during the property campaign that the auction guide was $1.4 million.

Agents describe the property on the listing as having “enormous potential” with its “blue-chip location”.

Glebe is just 3km southwest of Sydney’s CBD and is a vibrant hub known for its ethnic eateries, bookshops, eclectic cafes, pubs and market stalls.

The median house price is $2.79 million. This highlights an increase of 28.6 per cent year-on-year and a surge of 75.5 per cent over five years.

With the home in need of a significant revamp, agents suggest the buyer brings their “creativity, architect and builder”.

They also recommend building up, transforming the space into a multi-level, contemporary residence, subject to council approval.

The property has a brickwork façade, a hip roof in corrugated iron and a wrought-iron, spear-point balcony railing.

The lower ground contains bedrooms one and two, and the ground floor contains the third bedroom, kitchen, dining and living zones. However, the listing states the kitchen area is “non-functional”.

There is an attic with skylight, as well as an exterior spiral staircase that leads to the rear garden.
