A hidden home that one could say plays homage to a popular fantasy novel and film series looks set to cast a spell.

The four-bedroom, three-bathroom pad at 203 Rosevears Drive in Tasmania is listed for $2.3 million, and is described as a “hobbit-style home” by McGrath Estate Agents.

Late English writer J. R. R. Tolkien published The Hobbit in 1937, which focuses on diminutive characters in a fictional universe living in houses built underground.

The Hobbit later became a film franchise starting in 2012. The Lord of the Rings trilogy, also by director Peter Jackson, preceded the Hobbit movies.

Listed by Josh Hart and Tiffany Henricks of McGrath Launceston, the home is located in the small town of Rosevears on the picturesque Tamar River, north of Launceston.

Interiors feature exposed stone walls, an expansive use of glass to capture the idyllic views and a statement spiral staircase that presents like a work of art.

Listing photos reveal an asymmetrical roofline and dedicated living and sleeping zones.

There aren’t enough sales over the past 12 months for Domain to obtain a median house price for Rosevears. Records show the home last sold for $1,854,000 in July 2021.
