The luxurious Australian homes listed for sale for up to $31 million

They’re the type of houses most of us mere mortals can only dream of owning, with stables, equestrian facilities, pools and even enough space in the backyard to build a tennis court.

For a lucky few though, these luxury estates currently on the market priced up to $31 million will be a reality, as vendors look to downsize or consolidate property holdings as property prices boom.

On Melbourne’s Mornington Peninsula, a seven-bedroom house at  1-21 Sandy Point Road, Somers has been listed with a suburb record-breaking price guide of $28.5 million to $31.35 million.

The home, known as Western Park, was on a working farm of around 89 hectares, with private beach frontage, Kay & Burton Flinders partner Tom Barr Smith said.

“It’s one of maybe three along this coastline that could have any decent length of beach frontage,” Mr Barr Smith said. “It is a very rare sale.”

Mr Barr Smith said the property had been used as a holiday home by the vendors for around seven years. They were looking to sell as they were not using it as much as they once did. 

Also in Melbourne, a historic, six-bedroom manse at 292 Cotham Road, Kew is on the market with an asking price range of $17 million to $18.7 million.

Ross House was built in 1889 and has had just seven owners since then, Jellis Craig Hawthorn director Geordie Dixon said.

“The seventh owners bought the house in 2003 and most of the work that was done [to renovate] was by the previous owners in 1992-93,” Ms Dixon said.

In the exclusive Sydney suburb of Vaucluse, home to Australia’s ex-prime ministers, famed hoteliers and international movie stars, a luxury home has hit the market for the first time in 20 years.

The five-bedroom home at 13 Princes Avenue has been listed with a $17 million price guide by the vendors who are looking to downsize. With harbour views, a large backyard and a pool, it was the perfect home for a family, Raine & Horne Double Bay director Paul Langsam said.

“There’s room for a tennis court as long as the council approves it,” Mr Langsam said.

The home will be sold at auction on November 11.

Forty minutes north of the Sydney CBD, a unique home with Olympic-standard equestrian facilities and a professional-quality BMX track has hit the market for $13 million to $14.3 million. 

The property at 394 Wyong Road, Duffys Forest, also has “horse stables that are better than some of the homes listed for sale”, Clarke & Humel Property principal agent Michael Clarke said.

The home – which has seven bedrooms, six bathrooms and a large outdoor entertaining area with a pool – is on the market after the vendors decided on a lifestyle change during the COVID-19 pandemic.

“This is the level of property that a buyer will never leave again, so once it goes it won’t be offered again for another 10 or 15 years,” Mr Clarke said.

Sydney and Melbourne are not the only cities with multimillion-dollar properties on offer. 

Not too far from Brisbane, on the Gold Coast, a six-bedroom house at 293-296 Monaco Street, Broadbeach Waters, is up for auction on October 31.

Kollosche managing director Michael Kollosche said the home was one that buyers would expect to find in Sydney or Melbourne, given its stylish interiors.

He wouldn’t be drawn on the price expected for the property; however, a house next door sold in July for $12.4 million.

The home has water views, its own boat jetty and perfectly manicured gardens with large palm trees.

“The vendors have owned the home for 25 years and they’re selling up to downsize so it’s a generational change of home,” Mr Kollosche said. “These types of large estates don’t come up that often and this is really not your typical Gold Coast home.”
