'The best new build in Brisbane': Luxury home includes $50,000 of Penfolds Grange

An East Brisbane house that includes $50,000 worth of Penfolds Grange has, perhaps not surprisingly, already received six offers.

What is surprising is that the offers are for a house that is not even built yet.

Dubbed “the best new-build in Brisbane” by NGU Real Estate CEO Emil Juresic, the spectacular Hamptons-style house at 7 Ashfield Street is testament to the demand for brand new family homes in an inner city location, he says.

“When buyers are looking at really luxurious houses, they might be paying $4 million, $5 million — but there’s usually still something missing, either it doesn’t have the right technology or there aren’t ensuites for every bedroom,” he says.

“In and around the inner city, land is scarce. Most developments are restricted to lifting and renovating old homes.

“Because we’re building this from scratch, we’ve been able to create a home that ticks every single box — and that’s why the demand is so strong, because a truly premium product like this, only two kilometres from the CBD, is a rarity. There’s a shortage of products like this.”

The house is located one block back from the Anglican Church Grammar School and a short walk to the Kangaroo Point cliffs.

Luxury features include oversized travertine stone tiles weighing 30 kilos each, large cornicing, commerical-grade ducted air conditioning, TVs in each of the five bedrooms and a feature stone wall with built-in gas fireplace.

The $50,000 worth of Penfolds Grange will sit in one of the two temperature-controlled triple-glazed wine cellars.

Around $100,000 worth of technology has been included in the build.

“Everything in the home can be controlled via mobile phone,” Mr Juresic says.

“Parents can be away from the house and know what their children are watching on television in their bedrooms.”

Outside is a stone patio entertaining area with a built-in barbecue, as well as a covered gazebo, lap pool and lawn.

A pool house, constructed to reflect the aesthetics of the main residence, includes a bathroom and sauna.
