The biggest property bargains at Queensland's best beaches

Last week TripAdvisor named Australia’s best beaches and of the top 10, six were in Queensland.

Topping the list was Whitehaven Beach in the Whitsundays, but others that made the grade included Noosa Main Beach, Surfers Paradise Beach, Burleigh Heads Beach, Mooloolaba Beach and The Strand, Townsville.

Owning property in any of these stunning locations, while seemingly a pipedream, may not be as out of reach as you may think, Noosa agent Kate Cox says.

“Noosa Heads is a very exclusive area and while there is a lot of really expensive property, there’s also property here that doesn’t cost the earth,” she says.

“If you want a piece of Noosa Heads, within walking distance of the beach, you can get it for under $300,000.

“It doesn’t have to cost the earth to own property in these areas.”

At Burleigh Heads, at the southern end of the Gold Coast, development has been afoot in recent years but there are still bargains to be found, First National agent Murray Duthie says.

“Burleigh is really coming to life … there’s been a ripple effect that has come from Surfers (Paradise), then Broadbeach, now it’s at Burleigh, where people are really spending a lot of money,” he says.

“But you can still get something if you’re on a budget – and something only short walk from the beautiful Burleigh Beach as well.”

The Whitsundays

L63 Gloucester Avenue, Whitsundays

This is the Whitsundays’ cheapest property listed for sale right now and at $1,695,000, it’s not exactly entry-level price range. If you do have the spare money though, this isn’t just a piece of the Whitsundays; it’s almost 400 metres of private beach frontage skirting over 30 hectares of pristine coastal paradise. There is the potential for deep water mooring in a safe and sheltered haven known as Tranquil Bay and it’s less than an hour from Airlie beach.

383 Mandalay Road, Whitsundays

This one-of-a-kind masterpiece is regarded as one of Australia’s finest waterfront homes. Currently the most expensive home listed in the Whitsundays, agent Carol Carter of Sotheby’s Queensland says its $19 million price tag represents good value.

“This is for a discerning buyer wanting that trophy home … it looks like something out of a movie,” she says. “If you were buying this in Sydney Harbour it would be more like $60 million.”

With spectacular views, private marina and helipad, unrivalled luxury features and jaw-dropping architecture that took three-and-a-half years to build, it’s a dream home in the heart of the Great Barrier Reef.

Surfers Paradise

306/305 Legends, 25 Laycock Street, Surfers Paradise

Surfers Paradise may be home to some of Queensland’s most expensive real estate but it also, rather miraculously, still has plenty of property for sale under $200,000.

And while apartments like 730/132 Ferny Avenue, listed at only $99,000, have rent restrictions – apartments like this one at the Legends Mantra are far more relaxed. Asking $195,000, it’s got two bedrooms, two bathrooms, ocean views and better yet, it’s only 100 metres from the beautiful Surfers Paradise beach.

Agent Katrina Keegan of Harcourts Coastal says this is the cheapest you’ll find a two-bedroom apartment with an east-facing ocean view. “It’s a real bargain buy and shows you don’t have to spend millions to own property at Surfers,” she says.

15 Southern Cross Drive, Surfers Paradise

This seven-bedroom waterfront mansion, listed for $12.95 million, is currently the most expensive Surfers Paradise property listed for sale. It once belonged to Nicole Perrin, ex-wife of former Billabong boss Scott Perrin and holds one of the most spectacular positions facing north on the exclusive Cronin Island. The home itself is spread over four levels and has eight bathrooms and parking for 12 cars.

Noosa Heads

101/16 Noosa Drive, Noosa Heads

Currently the cheapest real estate at Noosa Heads, this one bedroom suite at Noosa Blue Resort is a veritable bargain, Richardson & Wrench agent Kate Cox says.

“This is walking distance to Hastings Street, Noosa Main Beach and Noosa Junction- and it’s a lovely apartment,” she says.

Listed at $255,000, it comes complete with modern furnishings, galley kitchen with stone benchtops and light-filled interiors.

2/23 Hastings Street, Noosa Heads

This is Noosa Heads’ most expensive listing right now and for $7.5 million, it boasts three bedrooms, three bathrooms and a massive balcony all on one level. Positioned right on the absolute beachfront of Noosa Main Beach with panoramic views, this is the ultimate Noosa location, within steps of the cafes, boutiques and shopping.

Mooloolaba

30/32 River Esplanade, Mooloolaba

Listed for $180,000, this is Mooloolaba’s cheapest buy right now – and it’s an absolute bargain, local Ray White agent James Goldsworthy says.

“As an investment, be it within your super fund or the ideal entry level getaway unit, this high net returning property is just what you’ve been looking for,” he says.

The unit comes fully furnished and has one bedroom, one bathroom and one car space and is within walking distance of Mooloolaba Beach, as well as cafes, restaurants and the surf club.

Burleigh Heads

Offers over $249,000 are being invited for this one bedroom, one bathroom ground floor unit only one block back from Burleigh Beach. It has its own private balcony, air conditioning and an underground car park. The complex features a pool, BBQ area and split system air conditioning.
