Auction day is the moment The Block fans have been waiting for. After a dramatic season and a trying year of lockdowns in Melbourne, the finale will be one wild ride.
So who will win this year? We asked five experts for their predictions and there seems to be a clear winner in their minds.
The Block co-host says while choosing a winner is like “choosing between your children”, House 5 could take the crown with Ronnie & Georgia’s House 1 as the dark horse.
“As an expert, I’m always going to go for block size,” Ms Craft says, adding that the demographic of Hampton is mainly young families, so having “room to move” is extremely valuable.
House 1 could also be in the running because of its “appealing styling”.
But Ms Craft says anything can happen: “I always say the morning of auction day, the train’s left the station and we’ve just got to go for the ride.”
As Domain’s national managing editor, Alice Stolz has followed the construction process closely and thinks House 5 will come out on top.
“House number 5 offers the whole kit and kaboodle when it comes to family lifestyle,” Ms Stolz says.
“I think people are really seeing the value of having a lovely house with a beautiful garden with a bit of space and a pool,” she says. “Because I think land is king for many buyers.”
Ms Stolz also adores Ronnie & Georgia’s and would choose House 1 if she was buying it for herself.
As a seasoned buyer’s advocate on The Block, Nicole Jacobs thinks House 5 will take the win but House 2 could be a dark horse.
“With Kirsty and Jesse’s, it’s all about the land and it’s a true big family home,” Ms Jacobs says.
But her dark horse has always been Mitch and Mark. She points to their ability to “encapsulate cul-de-sac living in the front yard” as well as in the backyard.
Ms Jacobs says this year is very driven by owner-occupier buyers looking for homes to raise their families in.
Buyer’s advocate and a familiar face on The Block, Greville Pabst says while Kirsty & Jesse’s House 5 is the most desirable, it’s not always the “best house” that wins.
“There are many attributes of surprise that can affect who is going to win on the day and one is auction order,” Mr Pabst says. “Where the reserves are set is [also] really important.”
While the logistics on the day are a major factor, Kirsty & Jesse’s Hamptons-style home could be “the one” for family buyers.
Pabst says that “space is the new currency”. House 5 has an abundance of that; situated on a 911-square-metre block of land, the biggest of the season.
Buyer’s advocate Frank Valentic is basing his prediction on his buyers’ feedback and believes it could be a tight race between three teams.
“I think Ronnie & Georgia will be the winners,” Mr Valentic says, with Kirsty and Jesse’s House 5 a close second and Mitch and Mark’s House 2 in third place.
From the luxe wine cellar to the “gold-class cinema”, his buyers love Ronnie & Georgia’s downstairs entertaining area. He says that House 1 has the best finishes and is “quality with a capital Q”.
That being said, House 5 has a resort-like outdoor area that family buyers will adore, while House 2 has the “best kerb appeal”.
