The listings for The Block’s five renovated holiday homes in Phillip Island are live, and, for the first time in eight years, the price guides have been set below $2 million.

The four-bedroom homes all have uniform price guides of $1.7 million to $1.85 million.

It’s an enormous shift in price direction, considering the reserve prices on the show in recent years have mostly fallen into the $3 million to $4 million bracket.

The price guide reflects the show’s move to the popular holiday destination Phillip Island, about 90 minutes’ drive from Melbourne.

For its milestone 20th season, The Block has taken over a rundown resort in the seaside town of Cowes, where the median house price is $762,500.

Eight small holiday villas on site have been deconstructed and reconstructed into houses 1, 2, 3 and 4, while an existing two-storey home is House 5.

Five fresh duos from around the country were given a budget of $250,000 to renovate and design the entire masterpiece, with just $12,000 allocated for the kitchen. This immediately ramped up the pressure on the couples to win challenges for bonus money and furnishings.

There was no House Decider challenge this year. Instead, the couples chose a penguin sculpture at random that correlated to a particular home.

The listing photos remain scant but will be added to each week as the room reveals go to air.

House 1: Jesse and Paige  ($1.7 million to $1.85 million)

Carpenter Jesse and Paige, a claims specialist, were pleased to work on House 1, but challenges and delays beset their first week of renovating.

The ambitious couple failed to finish their first room reveal, copping a serve from judge Marty Fox.

According to Paige, their aesthetic is a “coastal grandma vibe mixed in with a bit of modern colonial”.

The finished product is described as “exquisite coastal living in the heart of Phillip Island”.

House 2: Courtney and Grant ($1.7 million to $1.85 million)

The NSW couple set the tone of their home in the first week, choosing natural materials, curved walls and earthy colours for their main bathroom, which won high praise from the judges.

Events account director and furniture designer Courtney and landscape business development manager Grant coined the term “Moditerranean” for their overall aesthetic.

House 2 is described as “an artfully crafted modern Mediterranean retreat”.

House 3: Haydn and Ricky ($1.7 million to $1.85 million)

Best mates from Victoria, IT worker Haydn and plumber Ricky quickly established themselves as happy-go-lucky larrikins with a colourful taste in clothes.

With minimal experience in home decoration, the pair had anticipated styling would be their biggest challenge. Viewers will have to stay tuned to see how they fare in the interior design department.

The listing describes the house as offering “modern coastal luxury resort style living”.

House 4: Kylie and Brad ($1.7 million to $1.85 million)

Husband-and-wife Brad and Kylie have left four kids at home to take on The Block after applying for the last three years.

A plumber and electrician by trade, Brad was quickly seen as a double threat in the competition.

Meanwhile, Kylie, a hair and beauty therapist, was in charge of design choices and made her love of the colour black known from the outset.

The final product is described as a “glamorous family escape”.

House 5: Kristian and Mimi ($1.7 million to $1.85 million)

Electrician Kristian and restaurant manager Mimi are the only couple with a double-storey house this season, posing unique opportunities and challenges.

The newlyweds applied for the show after completing a renovation on their Adelaide home.

House 5 is described as “calming, contemporary and coastal”.
