The Byron region: What's better, the coast or hinterland?

October 18, 2023

In the enchanting landscapes of the Byron region, a magnetic allure tempts affluent buyers with the choice between two distinct realms. Here, the murmur of the ocean waves intertwines with the serene whisper of the hinterland breezes, each with its coveted charisma and concealed treasures.

The coastline is graced not merely by the famed Byron Bay but also by stunning seaside suburbs like Brunswick Heads to the north and Lennox Head to the south. Offering a harmonious counterpoint, the hinterland unveils captivating townships like Bangalow, Myocum, and Mullumbimby, surrounded by lush green expanses and a unique atmosphere that contrasts yet complements the coast.

Nick Bordin, a connoisseur of the coast and licensee at Elders Real Estate Lennox Head, offers his perspective on the eternal charm of oceanside living, highlighting the incomparable value of ocean vistas.

“Generally speaking, the better the ocean view, the closer you are to the water, enriching the daily life of coastal dwellers,” says Bordin. “Such views not only uplift spirits but also enhance property value, even without making home improvements, ensuring less risk of overcapitalising – and who doesn’t dream of waking up to the sight and sound of the ocean?

Recently, Bordin led the campaign for 44-52 Blue Seas Parade, a magnificent 3.4-hectare gem in Lennox Head’s coastal crown with sweeping views up and down the coastline and a price guide of $20 million-plus. It sold this month for an undisclosed sum. He says people moving here are seeking easy access to the beach and amenities.

“If you can walk to these things, it’s a huge value, especially when parking becomes more difficult as peak season crowds flood in,” he says. “Even during the post-tourist season, locals bask in the renewed calm of these villages by taking leisurely walks to their favourite cafes, restaurants, and services.”

Meanwhile, the hinterland exhibits nature’s spectacular display of a different variety. Will Phillips, principal at McGrath Byron Bay depicts its exquisite enticement.

“The hinterland cradles its residents in unparalleled privacy, offering seclusion that is both luxuriously private and profoundly grounding,” reflects Phillips. “The properties here, picturesque and perpetually evolving with the seasons, command views that traverse sprawling landscapes and bask in the colourful show of mountain sunsets.”

Phillips is at the helm of the campaign for Las Palmas at 20 Fig Tree Lane, Myocum. Set over two hectares, this modernist mid-century marvel exemplifies architectural finesse and is offered on the market with an $8 million price guide.

“The hinterland is home to these sprawling estates that translate into limitless possibilities – a second dwelling, wellness spaces, or perhaps recreational amenities like a pool or tennis court,” Phillips says. “Acreage living also provides home owners with the possibility of embracing agricultural endeavours, or owning livestock and other animals, should they wish.”

While even in beloved Byron, property is not exempt from recent price dips, yet the region’s high-end demand remains steadfast. Byron Bay shows a median house price of $1.875 million, with prestige sales such as 19 Marine Parade fetching $23 million in February, while a dazzling estate at 1-3 Don Street entices with expectations around $33.65 million.

Median house prices in key hinterland hamlets such as Mullumbimby, however, sit at $975,000. Though modest relative to its coastal counterparts, record sales are similarly staggering, such as the monumental $37 million sale in Coopers Shoot for The Range in April. Presently, 280 Picadilly Hill Road is on the market within this prized enclave, a hinterland haven with a price guide of $3 million.

Ultimately, the beauty of the Byron region is mirrored in the splendours of both the coast and hinterland. Choosing between the two is less about sacrifice and more about choosing a primary jewel, while the other remains a beautiful journey away.
