Mosman Park: The elite Perth suburb where locals keep it casual

The grand mansions lining the waterfront parklands of Mosman Park, tracing the Swan River, symbolise its high status among Perth’s elite. This prestige is further highlighted by a median house value of $1.62 million, as seen in Domain’s latest House Price Report, showing a steady two per cent annual increase.

And yet, the vibe check of this coveted suburb is coastal casual. Its relaxed character is influenced by its proximity to Australia’s finest beaches and Western Australia’s sunny climate, where locals commonly sport shorts, thongs, or athletic wear regardless of their walk of life.

A coastal haven for all

Trent Vivian of Vivians Real Estate further describes Mosman Park as a suburb rich in contrasts and conveniences. He depicts a wide range of housing, from one-bedroom apartments priced at $250,000 to extravagant homes valued at $40 million.

“It seems unlikely, but it surprisingly works well,” says Vivian. “The suburb’s charm is sweetened by numerous public parks managed by the council, access to excellent schools, efficient public transport, and easy commutes to Fremantle and the city centre.”

Mosman Park is also known for its sense of belonging, which is encouraged by numerous local events. One example, Sunset Eats, captures the suburb’s communal atmosphere, where residents gather for street food and live music as the sun sets.

“These occasions reinforce the suburb’s family-oriented nature,” adds Vivian. “Bolstered by everyday joys, like beach mornings when the ocean is as flat as a pancake, and riverside afternoons with a coffee in hand.”

From Melbourne to Mosman Park

Kate Brady, the owner of Darling & Domain, echoes these sentiments. She chose to open her retail fashion and homewares store in Mosman Park, filled with beautiful, colourful things that reflect the area’s trendy setting.

“I grew up in Melbourne and agreed to move here with my Perth-born husband, with the agreement that we’d move back after five years,” says Brady. “That was 20 years ago now – I absolutely fell in love with Perth and can’t imagine living elsewhere.”

After moving around Perth with the kids in tow, Brady and her partner settled here seven years ago, drawn by its easy access to great schools and the prime location between stunning beaches and the river.

“Having grown up in Victoria’s seaside suburb, Mount Eliza, I find Mosman Park similar, except with much better weather,” Brady laughs. “Most of the time, I feel like I’m living in an overgrown country town, but right next to some of the world’s most beautiful beaches.”
