The highs and lows of Canberra suburb performance in 2017

This year the Canberra property market grew from strength to strength. Overall the ACT market’s median house price grew 9.1 per cent to $712, 975.

The best reflection of the strength of the market is at the suburb level where only 11 suburbs experienced a decrease in the median house price. Torrens recorded the lowest with a decline of 11.07 per cent.

There has been a high volume of sales – the suburbs of Kambah and Ngunnawal recorded the highest number of house sales at 176 each. Only Tharwa, Hall, Braddon and O’Malley sold less than 10 houses.

Established suburbs such as Macquarie, Florey and Gordon were very successful in 2017. Each gained a position in the top 10 performing suburbs by growth in median price. Belconnen suburbs were particularly impressive making up half the top 10.

While established suburbs had great success, the new suburbs of Coombs, Lawson and Moncreiff experienced enormous growth in their median house price with 66.34 per cent, 40.29 per cent and 34 per cent respectively*, proving Canberra buyers like to buy new.

Belconnen

Suburb with the highest median house price: Weetangera $907,500; 28 houses sold.

Suburb with the lowest median house price: Belconnen $425,000; 33 houses sold.

Suburb with largest growth in median house price: Macquarie, median house price increase of 22.85 per cent; 26 houses sold.

Suburb with least growth in median house price: Aranda, median price decrease of 4.57 per cent; 41 houses sold.

Gungahlin

Suburb with the most sales: Ngunnawal; 176 houses sold.

Suburb with the highest median house price: Crace, $805,000; 71 houses sold.

Suburb with the lowest median house price: Ngunnawal, $480,000.

Suburb with largest growth in median house price: Crace, median price increase of 17.09 per cent.

Suburb with least growth in median house price: Casey, median price decrease of 6.28 per cent.

Inner North

Suburb with the most sales: Watson; 84 houses sold.

Suburb with the highest median house price: Turner; $1,420,880; 13 houses sold.

Suburb with the lowest median house price: Watson, $717,000.

Suburb with largest growth in median house price: Campbell, median price increase of 10.91 per cent to $1,220,000; 43 houses sold.

Suburb with least growth in median house price: Lyneham, median price increase of 0.60 per cent to $750,000; 30 houses sold.

Inner South

Suburb with largest growth in median house price: Red Hill, median price increase of 10.57 per cent to $1,401,500; 42 houses sold.
