The new luxury Kirribilli penthouse with a $65m price tag

A waterfront suburb on Sydney’s lower north shore could soon boast the city’s most expensive penthouse.

The luxury address is part of a new high-end development in Kirribilli.

The penthouse is the diamond of the seven full-floor three-bedroom residences in the Waruda project. It comes with a price tag of $65 million.

Given the luxury pad spans 264 square metres within its four walls, the price equates to about $246,000 per square metre, which would amount to a new national record if it gets the asking price.

“It’s got a huge terrace at the top with a private plunge pool,” Collier Residential’s Luke Hayes told Domain.

“It’s very private, overlooking all the Sydney icons.”

The penthouse will have a huge terrace and plunge pool and uninterrupted views of Sydney harbour.

These icons are of course the Sydney Harbour Bridge and the Sydney Opera House.

The starting price for the remaining apartments is $15 million.

“There are two lift calls for every apartment, so the concierge can bring up any of your groceries or mail or anything straight into your separate kitchen, butler’s pantry and unpack it for you,” he said.

And he said there was no need to be concerned about apartment security.

“It’s absolutely secure. So you can actually lock off your apartment or that section of the butler’s pantry remotely so your staff or any guests can enter through a separate lift call but not actually into the apartment,” Hayes said.

Another standout for the development is the parking.

The ultra-luxury property also comes with spacious parking.

“The average parking space is 15 metres squared, you have 114 square metres of space to park cars. So there’s all these little factors that I think on completion will really wow the clients.”

Waruda, which launches its marketing campaign this Thursday, has already had early interest from buyers.

Construction on the project is expected to be completed within 12 months.

The development focuses on the needs of high-end buyers.

“We’re going to sort of slowly over the next 12 months, aim to sell, if not all of them, most of them,” Hayes said.

“I do feel we will probably get through the bulk of them, but there might be one or two on completion.”

Last year, Andrew Roberts, the Multiplex construction heir, splashed out $24 million for an ocean front apartment in Sydney’s Bondi Beach.

The sale of the 190-square-metre home set the current national square metre record of about $126,000 a square metre.
