Denman Prospect is a first-choice suburb for many buyers eyeing a move to the Molonglo Valley, and price is only one factor.
But for the record, detached homes in Denman Prospect now fetch a median of $1.2 million and just over $600,000 for units, according to the Domain House Price Report for the June quarter.
Vince Qi of Ray White Canberra, who lists this week’s feature property in the popular suburb, is more than an area expert – he’s also a resident, an endorsement that’s hard to go past.
“I think one of its real advantages is as a master-planned suburb,” he says.
“That ensured infrastructure like shops, schools and amenities were in place early and that’s helped give Denman Prospect a real sense of community.”
Qi says building guidelines ensure that external colour and material selections and landscaping plans also help give the suburb its distinct identity.
“It also means homes are built to a standard and that strongly appeals to buyers,” he says.
Tim Burke of Luton Properties Weston Creek and Molonglo Valley says the suburb’s green spaces and proximity to Mount Stromlo also contribute to its identity and amenity.
“There are many parks and playgrounds and that’s definitely part of the appeal,” Burke says.
“Homes might be on smaller blocks, but there are plenty of areas for play and recreation on [their] doorstep.”
Burke says the Denman Prospect master plan ensures the suburb has a balanced mix of dwelling types: apartments, townhouses and detached homes.
“There’s something for everybody,” he says.
