This Sydney trophy home doesn’t yet exist but the address has just set a record.
The Strathfield property transacted for $12.5 million – the highest sale on the weekend, according to Domain auction results. It established a new suburb benchmark price.
The deal was the highest reported in the nation, by a long shot. The second-highest sale nationally on Saturday October 19 was $3.8 million splashed in Balwyn North, Melbourne.
The sale in Woodside Avenue leapfrogged the previous suburb record of $12.25 million, set only two months ago.
The 2460-square-metre block came with rubberstamped developed plans for a trophy home with a swish swimming pool, as well as a blueprint for six dwellings, providing the buyer their pick of the outcome.
“Nestled on blue-ribbon Woodside Avenue and showcasing palatial scale, properties of this calibre are rarely offered,” the listing, handled by Tarun Sethi and Patrick Heng, of McGrath Strathfield, says.
The red brick property that stands on the block is vintage in style, with enormous living spaces, eight bedrooms, a pool, a tennis court, high ceilings, fireplaces, a large, L-shaped terrace and vast lawns.
The sale contributed to Sydney’s 67 per cent clearance rate, up on 62 per cent last weekend.
Strathfield, in Sydney’s inner west, routinely tops the nation’s auction results.
Twice in September the highest sale was in Strathfield, as reported to Domain, and twice again in August. On Saturdays in April, May, June and July, the biggest deal in the nation was struck in Strathfield.
Luxury details in Strathfield homes push them to great heights under the hammer. In June, a property sold for north of $6.4 million with a bar in a cinema room and an eight-car basement.
The median house price in the suburb is $3,636,500 – a lift of 7.6 per cent over 12 months and 71.5 per cent over five years, the June 2024 Domain House Price Report shows.
The elegant design blurs indoors and out, with a highlight being the undercover barbecue and entertainment terrace overlooking the pool.
The townhouse is one of seven in a boutique block, and has the boon of two private courtyards and a deck.
The family-sized property has just been refreshed, and is sun lit thanks to banks of windows and airy, high ceilings.
