This Mosman development offers downsize without compromise

A decision to move on from the family home to an apartment will always be accompanied by a lot of emotions.

Toohey Miller and Dilcara’s new project, Saint Martens, aims to nurture that transition as they develop new apartments in the treasured enclave of Mosman village.

“While our partner on this project, Dilcara, has been developing and building in the lower north shore for years, it was critical that our first foray into the area be special,” says Toohey Miller founder Nick Couloumbis.

Saint Martens sits where Balmoral begins to slope, and where Clifton Gardens and Mosman village intertwine, with restaurants, boutiques, galleries and bars all within strolling distance.

Woolworths is a five-minute walk away, and Avenue Road Cafe is only three minutes by foot. Balmoral Beach is also a walk (or short bus hop) down the hill. 

“Mosman’s village is elegant and charming and, as with all Toohey Miller projects, we wanted to contribute to that landscape,” Couloumbis says.

In place of the current architectural eyesores, Toohey Miller and Dilcara are building just seven apartments, with an exterior designed to intertwine with the best of Mosman village’s 1920s heritage.

Mosman Council has approved the DA for the design by Tzannes Architect, and demolition of part of the site has begun to make way for a display suite.

Completion of the development is expected in mid-2026. 

“It will be predominantly brick with some beautiful powder-coated aluminium framing elements of the facade and a dormer on the fourth level,” Couloumbis says.

“It will be a modern interpretation of that architectural feature while being consistent with nearby buildings.”

Antoine Gittany, the managing director of construction and development partner Dilcara, a family company that focuses on high-end projects using premium materials, says, “We like a challenge, and we love to build beautiful things.”

“The target market for a lot of our projects are people downsizing who still want layouts and spacious living areas that they’re used to. 

“They also expect exceptional finishes with the lowest maintenance and best warranties, so we’re using only the finest for the fit-out, including Gaggenau appliances, Sub-Zero refrigeration and wine storage, and tapware manufactured in Melbourne by Sussex.

“The finishes include Taj Mahal marble, filled and unfilled travertine, and white-washed double-herringbone parquetry.”

In total, there are two two-bedders and five three-bedders including the two penthouses.

The penthouses will be 14 metres wide and offer views over Balmoral and towards the city or Harbour Bridge, or both.

“The master suites are 50 to 60 square metres, with views, walk-in robe and en suite,” Couloumbis says.

“It creates a retreat-like experience, championed by interior architect David Hicks, that has been very popular in our other downsizer projects.”

While Hicks is looking after the interior design, Gittany says there is an opportunity for agile buyers to put their own stamp on their chosen residence.

“For those who buy off the plan, we’re happy to customise the finishes,” he says. 

Those who know Mosman will also be grateful to learn that each apartment has a minimum of two car spaces. The penthouses have five each.

“The larger residences have bar areas and wine storage, and they all have outdoor terraces – they’re functional apartments with the grand features you enjoy in a larger home.”

The vistas are stunning, with one penthouse boasting sweeping views to the west and the east.

“That residence is about 260 square metres,” Couloumbis says. “In summer, they’ll be able to watch the sunrise over Balmoral and, in the evening, fireworks enveloping Sydney Harbour.”

“This is a very special location with a lot of prestige. It is truly rare – and we know that rarity leads to enduring value.

It’s a chance for a select few to turn their downsizing into an ascent.
