This property achieved a rare feat - selling on the same day it hit the market

A buyer with very deep pockets has moved at lightning speed on a glamorous Sydney mansion, which sold on the same day it was put up for sale.

Such a break-neck transaction is unheard of even in a hot market and is an anomaly in one which is broadly cooling, such is Sydney’s.

The Mediterranean-style manor at 30A Morella Road, Mosman, fetched $10,075,000 on November 25.

The Domain listing shows it landed on the open market on November 25.

Called Vino Del Mar, the five-bedroom mansion was built in 1934 in a Hollywood golden-era style, and is in the highly-sought Clifton Gardens precinct of the waterside suburb.

The buyers are the fourth owners in about ten years, Domain Pricefinder data shows.

In 2008, the property traded for $4.5 million. The vendor purchased the home in 2017 for $6.26 million, Pricefinder records reveal.

Romantic, ornate details including candelabras, a music room, a wine cellar and French doors, speak to its classical origins.

The property had been sensitively updated over its lifetime but it could be further improved, subject to council approval.

Mosman has been a standout-performing market this year in Sydney.

In March, Mosman clocked its first $30 million-plus sale, with a Stanley Avenue home swapping owners for $33 million. The transaction reinforced its station as one of the most exclusive enclaves outside of Sydney’s eastern suburbs.

Even 30 years ago, sales in the eight-figure realm in Mosman were not beyond possibility. When Domain sales records started in 1993, two properties fetched $14 million and upwards of $15 million, respectively, that year.

The listing agent for 30A Morella Road, Stefon Bertram of Pello Lower North Shore, said the buyers had missed out in spring and had their hearts set on this home. They had been monitoring other sales and listings nearby.

“It was specifically targeted by a buyer – there are not many Spanish Mission homes in Clifton Gardens,” Bertram said.

“This buyer initially put their search on hold until next year and now, there seems to be a bit more urgency in the upper end.

“I think buyers are realising in the best case they will have wait until February, March or April if they don’t strike before Christmas, or the market may recover and they will have to pay a lot more for similar properties.”

From a handshake with owner, agreeing to list, to exchanging the contracts, the process was completed in six days.

However, but the home was on the market, on Domain, for only one day.

Bertram said his agencies were very busy “on both sides of the fence” as buyers and sellers speed up before 2022 concludes.

He recently listed an arts and crafts Federation home on more than 1000 square metres at 13 Silex Road, Mosman, with price hopes around $9 million. He said usually he would wait until the new year to list this sort of home, rather than launch so late in the year, but appetites are strong, attracting 41 enquiries in first 24 hours of the campaign.
