'This property was a stand-out': New suburb record set for Bonython

A new Bonython house price record of $1.5 million has been set by a home that attracted more than 100 visitors to its open for inspections. 

The property at 6 Western Hill was listed by Jacob Stanton and Jesse Sands of The Property Collective, and went to auction on March 22 with nine registered bidders. 

The house featured five bedrooms, three bathrooms and more than 300 square metres of internal living space, but Stanton says interested parties were primarily attracted to the home’s prime, yet private, location.

“This one ticked a lot of boxes emotionally for people,” he says. “It’s at the end of a cul-de-sac, has expansive views and backs onto a reserve. 

“It not only attracted people who had been searching in the area, but also those who had been looking further north, in Kambah and Wanniassa. They had mentioned they would never have looked in Bonython but that this property was a stand-out.” 

With only six houses on the street, the last one to go up for sale was nearly 15 years ago – a testament to how tightly held the area is.

The vendors, who had been in the home for more than two decades, turned down several pre-auction offers.

“We were always hoping for the best, but it definitely surpassed expectations,” Stanton says.

“Our advice to the seller was to take it to auction based on the interest we’d received.”

The happy buyers, who are relocating to the ACT from Sydney, were looking for a family home that would provide the space to serve them for many years to come.

The previous suburb record for Bonython was set in 2023 by 4 Hocking Place, which sold for $1.39 million through Blackshaw Manuka.

According to Allhomes data, the median house price for the suburb is $900,000, having grown by 0.3 per cent over the past 12 months.
