Three Throsby superblocks, totalling 30,000 square metres, are set for auction on April 27 and poised to deliver more than 100 new dwellings – and the suburb’s only commercial precinct.
Andrew Smith at Civium Property Group Commercial – formerly Ray White Commercial – says two of the sites are zoned for multi-unit development, but an 11,209-square-metre block has approval for mixed use.
“This will be the only mixed use site in the suburb and that will provide the local centre amenity,” he says.
“Commercial tenants could include a small supermarket, specialty retail stores and health and medical facilities.”
The mixed-use block is approved for 47 dwellings.
The multi-unit blocks are 6994 square metres and 11,818 square metres in size and approved for 23 and 36 dwellings respectively. All three blocks must contain a 30 per cent ratio of affordable housing.
Smith says the blocks are well-positioned, an advantage that will enhance their appeal.
“The three sites are located at the entrance to Throsby and face Horse Park Drive,” Smith says.
There’s also convenient access to the main arterial roads linking to the Gungahlin Town Centre or east to the highway leading into Northbourne Avenue.
“The demand for residential blocks and multi-unit sites in Throsby has been strong and it’s primarily being driven by its excellent location,” Smith says.
He believes the size of the sites will favour townhouse development, a sought-after category of housing for downsizers and first home buyers.
Childcare is a concern for parents considering a move into a new area and plans for Throsby are well-advanced.
Guy Randell, of Burgess Rawson, says a 100-place childcare centre has received DA approval and a lease agreement with an operator is being finalised.
“The design of the centre is progressing and we expect construction to get under way in the second half of the year and to be completed around mid-2018,” he says.
“This is a vitally needed service in a new suburb like Throsby and the availability of childcare will deliver certainty to those with young children considering the area.”
Throsby is Gungahlin’s newest residential development located next to Horse Park Drive, just 2.5 kilometres east of the Gungahlin Town Centre and only 11 kilometres to Canberra City.
Bordered by the Mulligans Flat and Goorooyarroo nature reserves, Throsby will become home to some 1000 dwellings comprising detached homes, townhouses and apartments.
Civil works are being completed and residential and commercial construction will follow.
