Recent data from Domain adds context to an experience that is all too familiar for renters; limited rental supply has increased asking rents for a house all over the country, but particularly in Canberra.
The most recent Domain Rent Report revealed median weekly rent for a house in the capital is the highest in the whole of Australia, increasing by 1.5 per cent over the quarter to $690.
While the growing prices are enough to push renters out of Canberra and across the border, there are still some suburbs in the capital with an asking price below the city’s median price.
For those on the hunt for a rental in Canberra, we have collated a list of the five most affordable suburbs to rent a house in the capital.

Ngunnawal, located in the Gungahlin region, recorded the fifth most affordable median weekly asking price to rent a house in Canberra.
Despite a large increase of 13.5 per cent over the quarter, Ngunnawal’s median asking price is $590 a week, and is the only suburb in Gungahlin recording under $600 for a house.
At $100 less than the median asking price for a house in Canberra, Ngunnawal is the perfect suburb to try for anyone looking to move into the Gungahlin district.
In the Tuggeranong region, those looking to move into the area to rent would be best advised to look towards Gordon.
Like Ngunnawal, Gordon also had a relatively large quarterly jump in median rental asking prices, increasing by 14.3 per cent to $580 a week.
The fourth most affordable suburb in Canberra, Gordon is also the only area within the Tuggeranong region with a median asking rent below $600.
The third most affordable suburb to rent in Canberra is Phillip in the Woden Valley region.
Located just a stone’s throw from Westfield Woden, Phillip’s median asking rent for a house worked out at $575 a week, up 10.6 per cent over the quarter.
For renters looking to live with the convenience of the nearby shops and amenities of Westfield, Phillip is the only area in the Woden Valley with a median asking price below $600.
The top two most affordable suburbs in Canberra are both located in the region of Belconnen, with second place being taken out by Holt.
Holt’s median weekly asking price increased by the smallest amount of the five suburbs at only 5.6 per cent over the quarter to $570.
With the convenience of Kippax shopping centre, lots of green space and numerous schools to choose from, there is a lot to enjoy about Holt.
Canberra’s most affordable area to rent a house is the suburb of Belconnen.
Despite increasing quarterly by 14.6 per cent, the suburb’s median weekly asking price is just $550, $140 below the median for the capital as a whole.
