Further out from South East Queensland, prestige properties become fewer and further between, but the value for money you’ll get is so much better.

If you want to make a tree change you don’t have to settle for an old brick house or a shabby farmhouse – there are plenty of luxury homes out in the sticks, and here are five of the best.

4 Smallwood Court, Samford Valley

Price: $1.65 million

Agent: Chelsea Perry and Ronni Grevell

5 bedrooms, 3 bathrooms, 4 car parks

At the foot of House Mountain in the Samford Valley sits this incredibly renovated home, done by a family of master builders.

An old high-set brick home was transformed into the “masterfully renovated” modern home that it is today, selling agent Chelsea Perry said.

“The owners are builders and it was a bit of labour of love for them,” she said.

The pool even won an award this year. “The pool won the Master Builders residential pool of the year in 2017, it’s a raw concrete beveled edge pool,” Ms Perry said. “It’s out of hundreds and hundreds of pools that have been entered.”

Address withheld, Montville

Price: $2.95 million

Agent: Doug Ison

8 bedrooms, 6 bathrooms, 9 car parks

This is something a little different seeing as you’re actually not only buying a house but a thriving hotel business as well. But it solves one of the big problems of making a move to the countryside – will there be a job there?

It certainly helps that this stunning, modern home overlooks the Baroon Pocket Dam and is just a short drive from dreamy Montville.

Four cottages accompany the main residence, and the listing makes great promises about the income the venture produces.

460 Dulong Road, Dulong

Price: $2.25 million

Agent: Linda Shore-Perez

7 bedrooms, 5 bathrooms, 8 car parks

Just a bit north of Montville is Doolong, home to this stunning property, which sits on a massive 79 hectares.

The main residence on the property has an appearance of a classic farmhouse with barn inspired walls on the outside, but inside it features all the comforts of modern living.

There’s plenty to keep you busy at 460 Dulong Road too; there’s fruit orchards, a dairy and two water sources.

11 Corniche Place, Brookfield

Price: For Sale by Negotiation

Agent: Donna Strahan and Rachel Spinks

4 bedrooms, 2 bathrooms, 4 car parks

Brookfield may not count as rural, considering how close it is to Brisbane’s CBD. Most of the properties out there are big land holdings, however, and buyers choose the suburbs for its peace and quiet and potential for keeping horses and livestock.

“Acreage is a funny market,” selling agent Donna Strahan said. “It’s a niche market and in the niche people want all sorts of things.”

The area is something of an enclave for richer residents too, and prestige properties are common. Ms Strahan said a huge renovation catapulted 11 Corniche Place into the upper echelon of affluent Brookfield.

“There’s isn’t one thing that hasn’t been touched,” she said. “There’s full marble bathrooms and the kitchen is just magnificence.”

119-131 Eprapah Road, Mount Cotton

Price: $1.85 million

Agent: Jan Goetze and David Paterson

4 bedrooms, 4 bathrooms, 3 car parks

Mount Cotton is in between Brisbane and the Redlands, but there’s plenty of large land holdings in that relatively sparsely populated stretch of land.

The striking modern masterpiece at 119-131 Eprapah Road sits on three and a half hectares of land, leaving the owners with plenty of space to enjoy themselves without having to worry about the neighbours.
