Truth behind $21 million terrace listing's baffling 197 bedrooms

A $21.7 million offering has gone viral for its mind-bending listing.

Promoted as a “terraced” house with 197 bedrooms, property watchers are wrapping their heads around how it could be that colossal.

A closer look reveals it is a portfolio of 34 student residences for sale, across locations in a central UK city, about three hours from London. They are currently leased out, for the 2024-2025 academic year, generating $AU1.22 million in rent.

The whopper offering in Lincoln has a price guide of £11.5 million (about $AU21.76 million) through UK marketplace Rightmove.

A Reddit thread is dedicated to the surprising listing, with almost 900 comments at the time of publication.

“I’m looking for a minimum 200 bed home. This won’t do,” one comment said. Another remarked: “It doesn’t sit right with me that they stopped at 197. They were only three bedrooms away.”

Other shared an idea for the massive bundle of homes – “If I was a mega billionaire, I’d buy the lot and turn them all back into proper houses and flats; then sell them all back to local people doing ‘normal’ jobs for a ridiculously low price.”

A management team is in place to oversee the huge number of leases, tenants and upkeep across the many addresses, around Lincoln. The city is almost three hours north by car from the capital.

The properties are close to Bishop Grosseteste University and Lincoln Uni.

They are varied in size and style, including four, five and six-bedroom terraced houses and one, two and three-bedrooms flats.

Campaign images show diverse styles and finishes, including one with a kitchen that has navy shaker-style cabinetry, a glossy induction cooker and decorative tiled splash back, another with timber flooring and statement light pendants, and one with exposed brickwork in the kitchen, crowned by handsomely thick marble benchtops.
