Wanniassa showing signs of growth

Tuggeranong’s Wanniassa may have recorded a fall in its median house price in the first few months of the year but demand for well-presented properties is bolstering sales in the area.

Hive Property’s Matt Shipard recently achieved a strong price of $1.22 million for the renovated four-bedroom house at 9 Spensley Place, which last sold for $907,800 in 2021.

Shipard said the home had attracted interest from young couples and families seeking flexible living spaces.

“The complementary renovation and versatile floor plan added to the appeal,” he said.

The residence had been meticulously updated to include a bright and modern kitchen featuring 20-millimetre stone benchtops, an island bench, a walk-in pantry, an induction cooktop and quality appliances.

The home boasted formal and informal living areas, including a restored gas-burning fireplace, as well as two main bedrooms with built-in wardrobes and en suites, plus a separate study. 

Set on an 839-square-metre block, the property’s well-established gardens, paved entertaining area and basketball court added to its family-friendly appeal.

According to the Domain House Price Report for the March quarter, Wanniassa’s median house price dropped over the past year to $860,000, but is 45.8 per cent higher than it was five years ago.

Mark McCann from McCann Properties recently sold the four-bedroom house at 73 Halfrey Circuit for $930,000, while a five-bedroom property at 43 Degraves Crescent was sold by Confidence Real Estate for $945,000.

Blackshaw Tuggeranong transacted a four-bedroom, two-bathroom house at 14 Adamson Crescent for $1.212 million in February, emphasising improved demand and rising property values in the suburb.
