Another wave of development is set to sweep through Moncrieff with three townhouse projects planned for the young Gungahlin suburb.
A total of almost 130 dwellings will be built across the three developments if a trio of applications lodged with the ACT Environment and Planning Directorate are approved.
One townhouse project will bring 57 townhouses to Moncrieff, including 40 three-bedroom dwellings and 17 two-bedroom dwellings.
The Reserve at the corner of O’Keefe Avenue and Bon Scott Street hit the market in September prior to approval.
The $12.3 million-project is being developed by Bond Projects and Antalija Developments and will sit on 8195.3 square metres of land opposite a nature park.
The low-density site was originally slated for 89 homes however, the plans were revised to include larger living spaces.
If approved, construction is due to begin later this year, with completion scheduled for late 2017.
Bond Projects director Bill O’Neill said one-third of the development had already been sold and there was an appetite for townhouses in Canberra.
“There’s certainly a demand for cottage blocks and townhouse blocks, while there is a bit of an oversupply of units,” he said.
Mr O’Neill said a small number of units were being built across Moncrieff, however the suburb’s multi-unit sites were predominantly townhouses.
Another 40 two-storey terrace-style houses are also slated for the suburb, wedged between Bernard Heinze Avenue, Crackajack Way and Bellhouse Crescent.
The $9.7-million project will consist of eight two-bedroom and 32 three and four-bedroom townhouses designed by Collins Caddaye Architects.

Developer S & O Developers is also behind a townhouse development in Moncrieff, this one featuring 31 dwellings.
The $6.5-million project has been designed by DNA Architects.
If approved the development at Bon Scott Crescent near Coetmore Lane will be capped at three storeys and include a mix of one, two and three-bedroom residences.
Moncrieff is experiencing rapid growth with various new homes already on the market.
The ACT government is releasing 90 dwelling sites in the suburb in the 2016-2017 year as part of its annual land release schedule, contributing to $629,801,000 of expected revenue.
The cost of land released in Moncrieff in November, 2015 was much more affordable than land in a number of other new Canberra suburbs at $548 a square metre.
Land in Throsby, Denman Prospect and Lawson has hit $900 a square metre or more.
A trend towards townhouse developments over apartments has also been observed in Coombs.
Applications for 145 townhouses across two developments in the Molonglo Valley suburb were recently lodged with the ACT government.
