Australia’s median house price is back on the rise, with the most recent data showing it has increased by 4.2 per cent to $809,349.
According to the latest Domain House Price Report, the nation’s median bounced back over the December quarter and is likely to continue to rise throughout 2020.
But precisely what you can buy for that money varies significantly across the country – if you’re in Sydney, it’s small change, but in regional Queensland, it practically buys a palace.
There are always exceptions to the rule. We’ve rounded up some of the best buys for national median house price in the country’s capital cities. Take a look.
Sydney
You will be hard-pressed to find a substantial house under the national median house price close to the CBD, but if you travel beyond inner-ring city suburbs, there are a few options from which to choose.
This three-bedroom bungalow in Lakemba – about 13 kilometres south-west of the CBD – has a price guide of $800,000.
The full-brick house sits on a 398 square metre block in a “blue ribbon street bordering Belmore”, according to the listing.
The house is well below the city’s $1,142,212 median house price, which rose 5.7 per cent in the last quarter of 2019, according to Domain.
Melbourne
Down south, buyers are presented with a similar challenge – the city’s median house price rose 5 per cent to $901,951 – but there are more options to choose from in Melbourne.
A charming two-bedroom art deco house in Brunswick West – about six kilometres north of the CBD – is listed for $699,000 – well below the national median.
The listing boasts easy access to public transport, shops, restaurants and schools.
The home has an updated bathroom and several features, including solar power, security shutters and split-system heating and cooling.
Brisbane
Buyers can get a lot more bang for their buck up north in sunny Brisbane with the city’s median rising a marginal 1.3 per cent to $577,664.
You can snap up a restored five-bedroom Queenslander under the national median in Bald Hills – about 16 kilometres north of the CBD.
The listing says it will accept offers over $729,000 for the two-level house, which has a pool and solar system.
The property is also on a 759 square metre block – almost double the size of the property in Sydney.
Adelaide
In Adelaide, you can snap up a modern four-bedroom house a stone’s throw from the city for a price guide of $660,000 to $680,000.
The house has a range of “liveability features”, according to the listing, which increases the homes overall energy efficiency and reduces living expenses.
The listing says the property has a solar system, gas heating and LED lighting throughout the home.
The city’s median house price rose 1.3 per cent in the last quarter of 2019 to $532,947.
Canberra
In the nation’s capital, buyers who are willing to travel further afield will find larger properties still within the national median house price budget.
A four-bedroom, double-storey house in Calwell has a beautiful view overlooking the city.
The property, on 849 square metres of land, has a price guide of above $790,000 and the listing boasts double-glazed windows in the family room, solar panels and a 20,000-litre water tank.
The city’s median price growth outpaced almost every other city, growing 7.3 per cent in the December quarter to $788,621, according to Domain.
Perth
In Western Australia, buyers would find it easy to purchase properties close to the CBD well under the national median house price.
You can buy a recently renovated three-bedroom house in Inglewood – just five kilometres from the city – with offers being accepted in the high $600,000s, according to the listing.
The home, on a 410-square-metre-block, has been recently renovated with new bathrooms, fittings and fixtures.
The city’s median house price remained almost flat at $537,013.
Hobart
Buyers will have plenty to choose from with most properties in Hobart’s market falling well below the national median despite the largest house price increase around Australia.
A four-bedroom house in West Hobart has a price guide of mid to high $600,000.
The house was built in 1950 on a 779-square-metre-block in a highly sought-after suburb just a 15-minute walk from Hobart’s CBD.
The city’s median house price jumped 8.5 per cent to $530,570 in the last quarter of 2019.
Darwin
Buyers in the Darwin market will find a stark contrast in what money can buy in the top end.
You can snap up a four-bedroom “Bali-inspired” house overlooking Sadgroves Creek for offers above $630,000.
The property is on a 1560-square-metre corner block that also includes a self-contained downstairs granny flat and an in-ground pool.
The city’s median house price fell 3 per cent in the past quarter to $509,452.
