With summer temperatures rising, what better way to cool off than in your backyard pool?
Here’s where you can nab yourself a home with a swimming pool for under $1.5 million around Australia or where they have already been picked up for that price.
Sold at auction in November for $1.21 million, the updated and restored Queenslander at 19 Ballina Road, Bangalow features an inground pool with a hardwood poolside deck surrounded by gardens.
This feature drew the attention and interest of prospective buyers and members of the community throughout the sales campaign, said principal Michael Dodds from Michael Dodds Real Estate Bangalow.
“Many buyers love the idea of relaxing in the hinterland around their own private pool,” he said.
The demand for swimming pools within the Byron hinterland property market has increased since the pandemic, Dodds said.
“The pandemic forced most of us to really question what is required to create the ideal sanctuary within our own home and having a pool is a big part of that for many homeowners.”
One and a half hours drive from Sydney, in the NSW Central Coast suburb of Wamberal, a four-bedroom family home with an inground pool sold for $1.48 million earlier in December.
The property at 761 The Entrance Road sits on a 620-square-metre block, with an outdoor inground pool incorporating a modern and minimalist design and a water feature.
Within walking distance of popular Wamberal Beach, it epitomises coastal living.
On Melbourne’s Mornington Peninsula, the three-bedroom house at 7 Sherwood Crescent Mount Martha has a price range of $1.2 to $1.3 million.
Located on a 841-square-metre block, with views of Port Phillip Bay, the home is nearby South Beach and local schools.
Outside, the property has an inground swimming pool with a poolside deck, a pergola with shade and north-facing gardens, perfect for enjoying the summer weather.
In the regional city of Geelong, swimming pools have long been a strong and consistent pull for prospective buyers in the area, said Anthony Greco of Buxton Highton.
“Pools are particularly appealing to families and lifestyle-oriented buyers who value outdoor living and see the pool as a space for entertainment, relaxation, and making the most of Geelong’s sunny weather. This often gives homes an edge in the market.”
A four-bedroom, period home with an undercover pool area on 241 McKillop Street, East Geelong is for sale with a guide of $1.1 million to $1.2 million.
“The pool has been a highlight for many prospective buyers, particularly those seeking a home that offers both relaxation and lifestyle appeal,” said Greco.
“It adds a distinct feature that enhances the property’s overall appeal, positioning it as more than just a house.”
In Rural View, in the Queensland region of Mackay, a five-bedroom dual-living residence with a pool is for sale, inviting offers over $1.05 million.
The home spans two levels, with the downstairs living and dining, transitioning outdoors onto the ultimate entertaining hub.
“In North Queensland, a pool is a must-have for escaping the heat during those hotter months,” said Leanne Druery of RE/MAX Select Mackay.
The average price of a home with a pool in Mackay varies, she explained, but most start from $600,000 depending on location, home size, and features.
While still very much in demand, Druery said that she has noticed some recent hesitation among buyers due to cost-of-living pressures.
“Homeowners are more cautious with big investments due to the higher cost-of-living, however, demand persists for cost-effective, energy-efficient pool options,” she said.
“Some builders are adapting by offering flexible payment plans and smaller, budget-friendly designs to suit current economic conditions and construction expenses.”
Sold in November for $1.35 million, the Victorian terrace home at 16 Burns Street North Fremantle includes a below-ground heat-pump swimming pool with spa jets, a poolside courtyard with an outdoor shower, an external powder room and a large and versatile poolside studio.
“The pool at 16 Burns Street was a popular feature during the sales campaign,” said Jody Fewster director at Ray White Cottesloe Mosman Park.
“Many buyers valued it as an element of the home’s outdoor lifestyle appeal, especially given the proximity to the river and beach,” she said, adding that pools attracted strong buyer interest.
“Demand tends to be particularly high in premium riverside or coastal suburbs like North Fremantle, where outdoor living is integral to the local lifestyle.”
But this demand comes with a premium price tag: “Properties with well-designed and integrated pools can command $100,000 to $200,000 more than comparable homes without a pool, depending on the overall size, quality, and amenities of the property. This reflects both the upfront cost of installing a pool and its desirability among buyers.”
