Who will win The Block 2023? Six experts make their predictions

Auction day quickly approaches after a drama-filled season of The Block, and following last year’s results, viewers are waiting with bated breath to find out which home sells for the highest price on the day. 

Does it all depend on auction order? Or will the winners of the Domain Listing Challenge reign supreme?

We asked a collection of Block experts for their favourite homes, opinions on who will win, and why.

Ex-Block contestant Rachel Carr says this season “has been interesting to watch”.

“I do believe that these contestants have had a very smooth ride in comparison to my season of The Block,” she says.

Despite its lack of room wins throughout the season, Carr says Kyle and Leslie’s House 1 is her favourite.

“I love House 1, and as someone who has seen it in real life, I was shocked they hadn’t won more. To me, it’s the best house on The Block,” she says. 

But, her prediction for the winner is Steph and Gian’s House 4.

“I think it’s going to shock everyone, and the favourites are actually going to take it out. I believe Steph and Gian are going to win.”

Kevin Chokshi: Past agent and auctioneer on The Block

Having been on previous seasons of The Block, as agent and auctioneer of Josh and Luke’s Hampton house in 2021, Kevin Chokshi says the level of luxury this season has been turned up a notch. 

“They are very different homes in comparison to previous seasons, they’re a lot bigger, and a lot higher-end in terms of their exteriors,” he says. 

Seeing similarities with his own home, Chokshi says Steph and Gian’s House 4 is his favourite, and the home he expects to win

“It’s my sort of vibe, and I am a big backyard man – theirs is actually quite identical to my own, so it’s definitely my style of house,” he says. 

“Most homes I have seen over the years, I think, ‘I like 90 per cent of this but I would change this or that’, but I don’t think there would be anything I would change in House 4.” 

Frank Valentic: Buyer’s agent

“They’re also getting some great feedback from having the biggest land size on The Block; it’s really a perfect family home,” he says. 

Eliza and Liberty’s House 5 has come in a close second, he says, followed by House 3, House 1 and then House 2. 

But, through his experience, he says the one thing that will really determine what happens on the day is the auction order. 

Block auctions are truly unpredictable. The houses that are earlier on when the buyer pool is bigger … that’s the best chance you can get [of selling for a high price],” he says.

Alice Stolz: National property editor at Domain

For Domain’s national property editor, the functionality and open-plan design of one of the homes gives it an edge over the others.

Stolz believes House 5’s large open kitchen and living area will likely pull buyers in, making them them her bet for this season’s winners.

“The house feels light and airy. It’s well designed and flourishes, with European oak floors and woodec engineered double-glazed windows and doors that will appeal to those who want quality and style,” she says. 

But, she says her heart lies with House 4.

“It feels thoughtful, consistent and that it is a true home, not just a house. What can I say, I’m an emotional buyer.”

Natalie Fagan: Past agent on The Block

The homes on this season of The Block have been a step above previous seasons, Natalie Fagan says. 

For that reason, she says each home will have a great appeal to buyers, so long as it matches their individual taste. 

But the one that stands out for her is Kristy and Brett’s House 3

“I love the layout of the home, each of the living spaces is really important to families, especially in a five-bedroom home. I think it is very striking,” she says. 

“There is so much good stuff in there, I am almost copying it for my own house – it’s extremely on trend.”

From her experience on The Block, Fagan says one home always shoots above the rest on auction day. This year, she hopes it’s House 3.

Nicole Jacobs says if she could take bits and pieces from each house to make her perfect home, she would. 

But she believes the deep pockets that show interest in The Block houses will mean House 4 or House 5 will take out the win this year

“I really do like House 4, it feels warm and I love the textural differences and the layout,” she says. 

“House 5 is also inviting, and feels a bit like a ski lodge as you enter through an amazing bank of windows and a glass door.” 

She says the result will depend on the depth of buyers on the day, how well their agents have been able to identify interest in the homes, and of course, auction order.

“All five houses should do well, because families are certainly interested in the area, and investors wanting to attract tenants are ready to go in this market.”
