With the Gungahlin town centre continuing to go from strength to strength, it’s becoming an increasingly desirable location for first-home buyers, downsizers and investors.

And that’s precisely why Core Developments is launching Raya – a modern, energy-efficient apartment building right in the heart of it all.

Available from March 22, Raya’s official release of off-the-plan sales marks the beginning of an exciting chapter for the development, which will include one, two, and three-bedroom apartments, starting from $489,900.

Dedicated to quality and innovation, the award-winning Core developments has designed Raya with the modern apartment resident in mind, focusing on style, comfort and functionality. Outdoor spaces include balconies ranging in size from eight to 20 square metres, and the communal rooftop with barbecue facilities.

Sales agent James Herbert of LJ Hooker Project Marketing says the development’s energy-efficient design will reduce ongoing costs for owners.

“All the apartments have an above six-star energy efficiency rating, with the average well into the seven stars,” Herbert says.

“They feature commercial-grade double-glazed windows, and high-quality insulation and materials. There’s also a large solar farm system being installed on the rooftop which is going to feed electricity to power all the common areas, like the lighting, lifts and garage doors.”

With access to public transport, and the shopping and dining precinct right at its doorstep, the lifestyle on offer for residents is also a strong selling point.

Raya will sit on the block between Efkarpidis and Hinder streets, just minutes from the Gungahlin Place light rail station, as well as an array of local amenities, from medical centres and health and leisure facilities to retail outlets, daycare centres and the Gungahlin Library.

Herbert says the position of the project is second-to-none.

The interiors will feature full-height windows and doors, stone benchtops and vinyl timber-look flooring. Photo: Supplied.

“The number one feature is definitely location,” he says. “It truly is what people are looking for in apartment living these days, where you can walk out of the lobby and be among restaurants, cafes and community spaces.”

But Herbert says residents will also be impressed by the modern aesthetic of the interiors, featuring materials and finishes such as full-height windows and doors, Smeg appliances, reconstituted stone benchtops, Caroma tapware, Franke Maris sinks and vinyl timber-look flooring.

“Core is known for being detail-orientated in delivering quality design and construction,” he says. “They have strong sales, customer service and maintenance teams, so even after settlement, customers are being looked after.”

With settlement expected in the second quarter of 2027, those who purchase off-the-plan this year will enjoy the benefits of current market prices for only a 5 per cent deposit.

“So, if people are interested, it’s good to get in early on a project like this so they can secure the best apartments at the best pricing,” Herbert says.
