When you think of Googong, your first thoughts probably conjure images of a rapidly growing township filled with contemporary homes, shops and dining options.
But Googong is a story in two parts – there’s the growing township with its strong contemporary feel and then there are those surrounding lifestyle properties on bigger landholdings.
Ryan Broadhurst of Belle Property Queanbeyan, who lists this week’s feature property on the Little Burra estate, says the township’s presence has definitely increased the appeal of these properties.
“They are definitely drawing interest from Canberrans looking for value on bigger landholdings,” he says.
“The township and its shops have removed distance as a factor and made country living more accessible and practical.”
Broadhurst says another factor has been the ability for people to work from home, which has removed the need for proximity to workplaces.
“Buyer budgets also go further and deliver a Googong country lifestyle that’s close to necessities,” he says.
Local agent Tom Maloney of LJ Hooker Queanbeyan-Jerrabomberra-Googong says area lifestyle properties are also attracting a wide range of buyers.
“Some want a property for an interest, like horses, so they might be looking for either existing infrastructure or the space to create it,” he says. “Others may simply be looking to give children room to roam on trail bikes or get into other outdoor activities.”
Maloney says these properties can even attract a special type of downsizer.
“Retiring farmers might be coming in from the country and still want space, but not necessarily quite so much of it,” he says.
Neighbours
The Googong township has brought new interest to this cross-border neighbour. Many Canberrans now call it home and it’s only 10 minutes further from the CBD than Gungahlin.
Country airs
Googong’s settled history goes back to the 1800s, and larger landholdings have gradually given way to lifestyle properties ranging from around two hectares to 20 hectares-plus.
Convenience
Googong shops have increased the appeal of lifestyle properties by eliminating distance as a purchasing factor. A last-minute carton of milk or a loaf of bread is just a short drive away.
This is a stylish looking home in a lush setting on the Little Burra estate near Googong.
It’s got a contemporary feel and sits easily on a generous four hectares – plenty of space to realise all those rural lifestyle dreams – and maybe some recreational ones, with an on-site rugby field with floodlights!
There’s certainly been significant effort invested in delivering a country getaway hallmarked by a level of luxury.
The front end of the floor plan delivers the parent retreat, a theatre room and a separate study.
What’s striking about the home is an abundance of light drawn in through plenty of double-glazed windows, which also take in stunning views of surrounding hilltops.
The hub offers further living and kitchen-dining highlighted by a gas fireplace set into a feature wall. There’s also a separate family room.
The kitchen features tiled splashbacks, a stone island bench-breakfast bar and brand appliances. There’s plenty of storage and highlight display cabinets.
The balance of the floor plan is dedicated to three bedrooms with built-in wardrobes and desks.
Outdoor options will appeal to entertainers, with an in-built barbecue and a solar-heated pool – and then there’s that rugby field. Spectators will find plenty of game day parking through a two-car garage, six-car shed, and three-car carport.
Some fans might enjoy a sleepover in a separate studio with two bedrooms, a kitchen and a bathroom.
